ORDINANCE NO. 2019-03
ORDINANCE AMENDING CHAPTER 21 (ZONING ORDINANCE) OF THE CITY CODE
TO CLASSIFY CERTAIN LAND LOCATED AT THE SOUTHEAST CORNER OF COUNTY ROADS
47 AND 101, AND TO ESTABLISH A PLANNED UNIT DEVELOPMENT DISTRICT

THE CITY OF PLYMOUTH ORDAINS:
Section 1. Amendment of City CoCode. Chapter 21 of the City Code of the City of Plymouth,
Minnesota, adopted December 18, 1996 as amended, is hereby amended by changing the
classification on the City of Plymouth Zoning Map from FRD (future restricted development) to
PUD (planned unit development) with respect to four parcels including Hennepin County Property
Identification Numbers 06-118-22-21-0004 (18615 County Road 47), 06-118-22-22-0003 (18935
County Road 47), 06-118-22-23-0003 (5950 County Road 101), and 06-118-22-23-0004 (6000
County Road 101). The property is currently legally described as follows:
That part of the Northwest Quarter of the Northwest Quarter of Section 6, Township 118,
Range 22, Hennepin County, Minnesota described as follows:
Commencing at the Southwest corner of said Northwest Quarter of the Northwest Quarter;
thence on an assumed bearing of North 89 degrees 52 minutes 54 seconds East, along the
South line of said Northwest Quarter of the Northwest Quarter, a distance of 394.51 feet to
the point of beginning; thence continue North 89 degrees 52 minutes 54 seconds East;
along said South line, a distance of 120.40 feet; thence North 21 degrees 38 minutes 37
seconds West, a distance of 109.52 feet; thence South 68 degrees 21 minutes 23 seconds
West, a distance of 112.00 feet to a line that bears North 21 degrees 38 minutes 37 seconds
West from the point of beginning; thence South 21 degrees 38 minutes 37 seconds East, a
distance of 65.31 feet to the point of beginning.
AND
The West 750.00 feet of the Southwest Quarter of the Northwest Quarter of Section 6,
Township 118, Range 22, Hennepin County, Minnesota.

County, Minnesota,
Subd. 2. Incorporated herein by reference are the Westin Ridge PUD plans received
by the City on February 7, 2019, except as may be amended by City Council Resolution 2019-060,
on file in the office of the Zoning Administrator under File 2018078.
. Subd. 3. Allowable Uses. The principal uses permitted for the lots within this PUD
are single-family development, and the allowable accessory uses within this PUD are any
assessory uses or uses by administrative permit listed in the RSF-3 zoning district.
Subd. 4. Development Standards. Development standards shall be as indicated on
the approved PUD general plan, except as may be amended by City Council Resolution 2019-060,
on file in the office of the Zoning Administrator under File 2018078.
Section 3. Effective Date. This amendment shall take effect immediately upon its
passage.
