DESCRIPTION OF REQUEST:
The applicant is requesting approval of a variance to allow construction of a new home on a nonconforming lot that would be set back 9 .5 feet from both side lot lines, where 15 feet is the minimum setback specified.
Notice of the public meeting was mailed to all property owners within 200 feet of the site. A copy of the notification area map is attached.

2040 Comprehensive Plan Update

This is the final phase of the review of the 2040 Comprehensive Plan. Fallowing this review, the plan will be forwarded to the Metropolitan Council for their review and comment.
BACKGROUND AND REVIEW:
State law requires that communities in the 7-County Metropolitan Area review and if necessary,
revise their comprehensive plans every ten years. The deadline for submission of the current plan updates to the Metropolitan Council for their review is December 31, 2018.
As part of preparing the 2040 plan update, the City Council kicked off the update with a study
session in May 2015. The following year in June 2016, the council reviewed the vision, goals and policies and the land use plan. In September 2016, the City notified 2,610 property owners about the plan update and subsequently hosted an open house for them to learn about and provide comment on those early elements of the plan. The Planning Commission also reviewed them in
September 2016. Throughout this time, in addition to public meetings, the draft documents were
and are found on the City's website. Information about the plan has been included in the City's social media outlets as well.
In October 2017, the City hosted an open house to solicit comments on each of the draft plans included in the overall plan. Subsequently, the Planning Commission held two meetings to discuss
the individual chapters in the plan -one in November and one in December.
