HomeMy WebLinkAboutCity Council Resolution 2018-252 C ITY OF P LYMOUTH R ESOLUTION N O. 2018-252 R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING OF L AND LOCATED AT 3301 H IGHWAY 169 (2018 017) WHEREAS, Wenck Associates, Inc. has requested reclassification of the zoning from RSF-2 (single family 2) to RMF-4 (multiple-family 4) for roughly 3 acres of land located in the south portion of the Plymouth Commons Apartments site, 3301 Highway 169, as presently legally described as follows: That part of Lot 2, Block 1, SUNRISE MARSH, according to the recorded plat thereof, Hennepin County, Minnesota, lying easterly of the west line of the east 683.00 feet of the Southeast Quarter of the Northeast Quarter of Section 24, Township 118, Range 22. AND That part of the Southeast Quarter of the Northeast Quarter of Section 24, Township 118, Range 22, Hennepin County Minnesota, described as follows: Commencing at the northeast corner of Lot 2, Block 1, SUNRISE MARSH, according to the recorded plat thereof; thence South 00 degrees 07 minutes 29 seconds East, along the east line of said Lot 2, a distance of 135.10 feet to an angle point on the east line of said Lot 2 and the point of beginning of the lands to be described; thence continuing South 00 degrees 07 minutes 29 seconds East a distance of 120.00 feet to the easterly extension of the southernmost line of said Lot 2; thence North 89 degrees 55 minutes 42 seconds West, along said extended line, a distance of 70.00 feet to the easterly termination of said southernmost line of Lot 2; thence North 00 degrees 07 minutes 29 seconds West, along ‘Line A’ as shown on said plat, a distance of 120.00 feet to an angle point in the east line of said Lot 2; thence continuing along said ‘Line A’ North 89 degrees 52 minutes 31 seconds East, a distance of 70.00 feet, to the point of beginning and there terminating. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected land from RSF-2 to RMF-4. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and does approve the request for reclassification of the zoning from RSF-2 to RMF-4 for roughly 3 acres (as legally described above), based on the following findings: 1. The requested RMF-4 zoning is consistent with LA-4 guiding. Resolution 2018-252 (2018017) Page 2 2. The proposed apartment development is an appropriate land use in an LA-4 guided area and would comply with RMF-4 zoning standards. 3. The proposed density and development plan is consistent with LA-4 guiding. 4. The requested RMF-4 zoning would match, and would therefore be compatible with, the zoning for the remainder of the Plymouth Commons Apartments site. 5. Adequate infrastructure would be available to support the proposed development. APPROVED by the City Council on this 26th day of June, 2018. STATE OF MINNESOTA) COUNTY OF HENNEPIN) SS.
