R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING
FOR THE D EVELOPMENT OF“G REENWAY N ORTH” LOCATED AT 18405, 18515, AND
18535 C OUNTY R OAD 47, 6035 T ROY L ANE, AND 5945 T ROY L ANE (2018033)
WHEREAS, Pulte Homes of Minnesota has requested reclassification of the zoning from FRD
(future restricted development) to RSF-3 (single family 3) and RMF-2 (multiple family 2) for the roughly
24-acre site, presently legally described as:
That part of the East 1/2 of the Northwest 1/4 of Section 6, Township 118, Range 22, Hennepin County,
Minnesota, described as follows: Commencing at a point on the West line of said East 1/2 of the Northwest
1/4 distant 1120.2 feet South from the Northwest corner thereof; thence at a right angle bearing East
275.0 feet; thence South 77 degrees 30 minutes East a distance of 604.85 feet to the actual point of
beginning; thence continuing South 77 degrees 30 minutes East, a distance of 455.21 feet, more or less,
to the East line of said East 1/2 of the Northwest 1/4; thence Southerly along said East line 395.5 feet,
more or less, to its intersection with a line drawn parallel to and 921.5 feet North of the South line of said
East 1/2 of the Northwest 1/4; thence Westerly parallel with said South line to said West line; thence
North along said West line to a point 302.67 feet from the point of commencing; thence at a right angle
bearing East distant 812.17 feet, more or less, to its intersection with a line drawn South 17 degrees 15
minutes West from the point of beginning; thence North 17 degrees 15 minutes East a distance of 179.85
feet, more or less, to the point of beginning, Hennepin County, Minnesota. (Abstract Property)

Minnesota, described as follows: Commencing at a point on the West line of the Northeast 1/4 of the
Northwest 1/4 a distance of 1120.2 feet South of the Northwest corner thereof; thence at a right angle
bearing East 275.0 feet; thence South 77 degrees 30 minutes East, a distance of 820.52 feet to the point
of beginning; thence continuing South 77 degrees 30 minutes East a distance of 239.54 feet to the East
line of the East 1/2 of the Northwest 1/4; thence Northerly along said East line 484.5 feet to the center
line of the County Road; thence Northwesterly along said centerline to its intersection with a line bearing

West 324.35 feet; thence North 669.59 feet to centerline of County Road; thence Northwesterly along
said centerline 335.11 feet to its intersection with a line bearing North from the point of beginning; thence

That part of the East 1/2 of the Northwest 1/4 of Section 6, Township 118, Range 22, Hennepin County,
Minnesota, described as follows: Commencing at the point on the West line of the Northeast 1/4 of the
Northwest 1/4 1120.2 feet South of the Northwest corner thereof; thence at a right angle bearing East
275.0 feet to the point of beginning; thence South 77 degrees 30 minutes East 266.17 feet; thence North
709.4 feet to the centerline of the county road; thence Northwesterly along said centerline to its
intersection with a line bearing North from point of beginning; thence South 741.77 feet to the beginning,
except road. (Abstract Property)
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval; and,
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcels from FRD to
RSF-3 and RMF-2,
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the request for reclassification of the zoning from FRD to
RSF-3 and RMF-2 for the roughly 24-acre site located at 18405, 18515, and 18535 County Road 47, 6035
Troy Lane and 5945 Troy Lane, based on the following findings:
1. The RSF-3 zoning and proposed density would be consistent with the LA-2 guiding, pursuant
to the comprehensive plan.

2. The RMF-2 zoning and proposed density would be consistent with the LA-2 guiding,
pursuant to the comprehensive plan.
3. The proposed single-family and townhouse development would be consistent with the
comprehensive plan and would comply with city standards.
4. Adequate infrastructure would be available to support the proposed development for this
site.
