R ESOLUTION A PPROVING A C OMPREHENSIVE P LAN A MENDMENT TO R EGUIDE
R OUGHLY 24 A CRES FROM LA-R2 TO LA-2 FOR “G REENWAY N ORTH” (2018022)
WHEREAS, Pulte Homes of Minnesota, LLC has requested a comprehensive plan amendment to
reguide roughly 24 acres of land located at 18405, 18515, and 18535 County Road 47, 6035
Troy Lane and 5945 Troy Lane from LA-R2 (living area-rural 2) to LA-2 (living area-2); and
WHEREAS, the land affected by the reguiding is presently legally described as follows:
That part of the East 1/2 of the Northwest 1/4 of Section 6, Township 118, Range 22, Hennepin
County, Minnesota, described as follows: Commencing at a point on the West line of said East
1/2 of the Northwest 1/4 distant 1120.2 feet South from the Northwest corner thereof; thence
at a right angle bearing East 275.0 feet; thence South 77 degrees 30 minutes East a distance of
604.85 feet to the actual point of beginning; thence continuing South 77 degrees 30 minutes
East, a distance of 455.21 feet, more or less, to the East line of said East 1/2 of the Northwest
1/4; thence Southerly along said East line 395.5 feet, more or less, to its intersection with a line
drawn parallel to and 921.5 feet North of the South line of said East 1/2 of the Northwest 1/4;
thence Westerly parallel with said South line to said West line; thence North along said West line
to a point 302.67 feet from the point of commencing; thence at a right angle bearing East distant
812.17 feet, more or less, to its intersection with a line drawn South 17 degrees 15 minutes West
from the point of beginning; thence North 17 degrees 15 minutes East a distance of 179.85 feet,
more or less, to the point of beginning, Hennepin County, Minnesota. (Abstract Property)

That part of the East 1/2 of the Northwest 1/4 of Section 6, Township 118, Range 22, Hennepin
County, Minnesota, described as follows: Commencing at a point on the West line of the
Northeast 1/4 of the Northwest 1/4 a distance of 1120.2 feet South of the Northwest corner
thereof; thence at a right angle bearing East 275.0 feet; thence South 77 degrees 30 minutes
East, a distance of 820.52 feet to the point of beginning; thence continuing South 77 degrees 30
minutes East a distance of 239.54 feet to the East line of the East 1/2 of the Northwest 1/4;
thence Northerly along said East line 484.5 feet to the center line of the County Road; thence
Northwesterly along said centerline to its intersection with a line bearing North from the Point
of beginning; thence South 604.6 feet to beginning, except roads. (Abstract Property)

That part of the East 1/2 of the Northwest 1/4 of Section 6, Township 118, Range 22, Hennepin
County, Minnesota, described as follows: Commencing at a point on the West line of the
Northeast 1/4 of the Northwest 1/4 a distance of 1120.2 feet South of the Northwest corner
thereof; thence at a right angle bearing East 275.0 feet; thence South 77 degrees 30 minutes
East, a distance of 590.52 feet to the point of beginning; thence continue South 77 degrees 30
minutes East 230.0 feet; thence North 604.6 feet to the centerline of the County Road; thence

County, Minnesota, described as follows: Commencing at the Northwest corner of the Northeast
1/4 of the Northwest 1/4; thence South 1120.2 feet; thence East at a right angle 275.0 feet;
thence South 77 degrees 30 minutes East 266.17 feet to actual point of beginning; thence
continuing North 77 degrees 30 minutes West 324.35 feet; thence North 669.59 feet to
centerline of County Road; thence Northwesterly along said centerline 335.11 feet to its
intersection with a line bearing North from the point of beginning; thence South 709.4 feet to
the point of beginning, except road. (Abstract Property)
AND
That part of the East 1/2 of the Northwest 1/4 of Section 6, Township 118, Range 22, Hennepin
County, Minnesota, described as follows: Commencing at the point on the West line of the
Northeast 1/4 of the Northwest 1/4 1120.2 feet South of the Northwest corner thereof; thence
at a right angle bearing East 275.0 feet to the point of beginning; thence South 77 degrees 30
minutes East 266.17 feet; thence North 709.4 feet to the centerline of the county road; thence
Northwesterly along said centerline to its intersection with a line bearing North from point of
beginning; thence South 741.77 feet to the beginning, except road. (Abstract Property).
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve an amendment to the comprehensive plan to reguide
roughly 24 acres of land located at 18405, 18515, and 18535 County Road 47, 6035 Troy Lane and 5945
Troy Lane from LA-R2 (living area-rural 2) to LA-2 (living area-2).
FURTHER, to incorporate the changes, the City will modify Figure 3-1, 2030 Land Use Plan in
Chapter 3 of the Plymouth Comprehensive Plan; and
FURTHER, approval of the comprehensive plan amendment is contingent upon, and subject to,
the required review and response by the Metropolitan Council.
