R ESOLUTION A PPROVING A C ONDITIONAL U SE P ERMIT FOR H OLLYDALE G OLF C OURSE
FOR P ROPERTY L OCATED AT 4710 H OLLY L ANE (2018029)
WHEREAS, Hollydale Golf Course has requested approval of a conditional use permit for the
construction of a storage shed for the property legally described as follows:
The Northwest Quarter of the Southeast Quarter of Section 8, Township 118 North, Range 22 West of the

5 Principal Meridian EXCEPT the North 60 rods thereof,
The Northeast Quarter of the Southwest Quarter of said Section 8 EXCEPT the North 60 rods thereof,
The Southwest Quarter of the Southeast Quarter, and the Southeast Quarter of the Southwest Quarter of
th
Section 8, Township 118 North, Range 22 West of the 5 Principal Meridian, EXCEPT therefrom the
following described parcels:
The South 516.5 feet of the West 385.00 feet of the Southeast Quarter of the Southwest Quarter of said
Section 8;
The North 520.00 feet of the South 1036.5 feet of the West 160.00 feet of said Southeast Quarter of the
Southwest Quarter;
That part of the Southwest Quarter of the Southeast Quarter and the Southeast Quarter of the Southwest
Quarter of said Section 8 described as follows: Beginning at the southeast corner of said Southwest
Quarter of the Southeast Quarter; thence north along the east line of said Southwest Quarter of the
Southeast Quarter a distance of 840.00 feet; thence west parallel with the south line of said Southwest
Quarter of the Southeast Quarter, a distance of 880.00 feet; thence southwest to a point distant 300.00
feet north of the south line of said Southeast Quarter of the Southwest Quarter and distant 100.00 feet
west of the East line of said Southeast Quarter of the Southwest Quarter as measured at right angles from
said south and east lines thereof; thence west parallel with said south line of the Southeast Quarter of the
Southwest Quarter, a distance of 310.00 feet; thence southwest to a point on said south line of the
Southeast Quarter of the Southwest Quarter distant 810.00 feet west of the southeast corner of said
Southeast Quarter of the Southwest Quarter; thence along said south line and the south line of said
Southwest Quarter of the Southeast Quarter to the point of beginning, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the request by Hollydale Golf Course for a conditional use
permit to allow the construction of a storage shed for property located at 4710 Holly Lane, subject to
the following conditions:
1. A conditional use permit is approved to allow an existing storage building to be removed and
replaced by a 40-foot by 56-foot storage building, in accordance with the application and plans

received by the city on April 18, 2018, and additional information on May 8, 2018, except as may be
amended by this resolution.
2. The conditional use permit is approved with the finding that all applicable conditional use permit
standards are met.
3. A separate building permit for both demolition of the existing structure and construction of the
new structure is required prior to commencement of the project.
4. Prior to issuance of any permits, the applicant shall fulfill the requirements, submit the required
information, and revise the plans as indicated below, consistent with the applicable city code,
zoning ordinance, and engineering guidelines:
a. Revise the site/grading plan to include the new impervious and disturbed area.
b. Submit an approved drainage and erosion control plan that includes the following
information:
i. Perimeter controls downhill (east) of the new building;
ii. Access route and rock entrance onto Holly Lane; and
iii. Inlet protection downhill of access road connection to Holly Lane.
c. Receive approval of final construction plans.
5. The building shall be used for the storage of property used solely for the maintenance/operation of
the golf course.
6. The permit is subject to all applicable building and fire codes, and to all city regulations and
ordinances. Any violation thereof shall be grounds for revocation.
7. Standard conditions:
a. Any signage shall comply with section 21155 of the zoning ordinance and shall receive sign
permits if required.
b. All parking shall be off-street in designated parking spaces.
c. Any subsequent phases or expansions are subject to required reviews and approvals per
ordinance provisions.
d. The conditional use permit shall expire one year after the date of approval, unless the property
owner or applicant has started the project, or unless the applicant, with the consent of the
property owner, has received prior approval from the city to extend the expiration date for up
to one additional year, as regulated under section 21015.07 of the zoning ordinance.
