R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING
OF L AND LOCATED AT 18550 C OUNTY R OAD 47 (2018014)
WHEREAS, R&R Island View, LLC has requested reclassification of the zoning from FRD (future
restricted development) to RSF-3 (single family 3) for the roughly 6.55-acre site, presently legally
described as:
That part of the Northwest Quarter of Section 6, Township 118, Range 22 described as follows:
Commencing at a point in the center of the Highway known as the Bass Lake Road at a point
262.02 feet South of a point in the North line of said Section 6, which point is 1232.88 feet East of
the Northwest corner of said Section; thence North 262.02 feet to said point in the North line of
said Section. Thence East along the North line of said Northwest Quarter 701.8 feet, thence South
and parallel to the East line of said Northwest Quarter to the center line of said Highway, thence
Northwesterly along the center line of said Highway to place of beginning, Hennepin County,
Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval; and,
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to
RSF-3.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the request for reclassification of the zoning from FRD to
RSF-3 for the roughly 6.55-acre site located at 18550 County Road 47, based on the following findings:
1. The RSF-3 zoning and proposed density would be consistent with the LA-2 guiding, pursuant
to the comprehensive plan.
2. The proposed single-family development would be consistent with the comprehensive plan
and would comply with city standards.
3. Adequate infrastructure would be available to support the proposed development for this
site.
