Mettawa, Ill.-based Vyaire expects to shutter the plant, located at 17400 Medina Rd., by June 30. The company, which makes ventilators and respiratory diagnostics equipment, didn’t say in the letter why it will close the facility. A company official couldn’t be reached for further information. Vyaire formed in 2016, when funds run by Apax Partners bought a majority stake in the business from Franklin Lakes, N.J.-based Becton Dickinson. The unit included operations previously owned by CareFusion Corp., which BD acquired in 2015. CareFusion has had a manufacturing facility in Plymouth for years. BD sold its remaining stake in Vyaire to London-based Apax late last month. Vyaire generates about $800 million in annual revenue, according to Apax. Last year, Vyaire leased 6,300 square feet of office space inside Offices at MOA in Bloomington, according to a 2017 news release. The first two industries love what we call "Flex" space. The reason they gravitate towards this space is it provides a professional look, typically has 3 sides of glass, offers lab area, heavy parking, and more than 50% office area. Developers built this product type starting in the late 80's and into the early 2000's. They stoped building because Investors now have a preference for Bulk buildings (high clear, less office). Specifically they avoid it because: High transaction costs to add new Tenants The office, tech, and warehouse square footage fluctuates (in other words is flexible) Tenants tend to want shorter term leases Clear height is generally low 12-16' clear Flex tends to compete with Office Buildings The above points have made Flex properties the least favorite of the industrial asset class. The older Flex buildings from the 80's and 90's have struggled with vacancy. They do not offer the RE Lingo: "Flex" Flex: Single level, heavy office and tech building that caters to medical device, high technology, and office users. A flex property is called this as the space is flexible. The amount of office buildout is added and demolished per Tenant needs. However we are seeing the landscape change. Several projects in the Twin Cities are revolutionizing this asset class. The two projects that are leading the way are: Vicksburg Business Center Baker Technology Park skiing in Park City Utah. The snow was sub par due to warm weather but the burger was very good! The High West offered a 8oz Bison Blend, Blue and Gruyere Cheese, Fried and Caramelized Onions on a Caraway Bun (no idea what that is). Definitely worth it after a long day of skiing, and of course they offered some good whisky drinks! The seller is Greenfield Partners, a Westport, Conn.-based investor, according to Hennepin County real estate records. The buyer is joint venture between Washington D.C.-based Artemis Real Estate Partners and St. Louis Park-based Eagle Ridge Partners, according to a press release from CBRE Minneapolis. The properties clock in at 914,700 square feet with an 87 percent occupancy rate. There’s no single dominant tenant — the largest is Medtronic, which occupies 85,000 square feet in the Nathan Lane Technology Center in Plymouth. Judd Welliver, Ryan Watts, Sonja Dusil, and Tom Holtz of CBRE’s Minneapolis office represented the seller in the transaction, which closed on Thursday. “This is the largest of what I would call a high-finish industrial portfolio sale that has taken place in Minneapolis,” Welliver said. “This is mostly what we call office showroom or tech space. Most of the properties are 60, 70 or 80 percent finished, so it’s not a true distribution or industrial portfolio. It also has an existing 1.3 million-square-foot portfolio of flex industrial space. "This was a significant transaction for Eagle Ridge Partners, as it solidified a new partnership with Artemis Real Estate Partners and brought in new institutional capital to the Twin Cities," Kristin Myhre, President of Eagle Ridge Partners, said in an emailed statement. "This acquisition makes us one of the largest owners of flex product in the metro. We are excited about this opportunity to capitalize on an investment that features a diverse tenant base and quality assets located in amenity-rich areas that will drive demand throughout our ownership." From the Minneapolis / St. Paul Business Journal: https://www.bizjournals.com/twincities/news/2018/04/03/turck-expands-plymouth-operations-as-company- grows.html Turck expands Plymouth operations as company grows in U.S. and Mexico  SUBSCRIBER CONTENT: Apr 3, 2018, 2:49pm CDT Plymouth-based manufacturer Turck Inc. has added 40,000 square feet to its local operations as it works to keep up with unplanned demand for its products.  Turck makes components for industrial automation equipment, including sensors and cables, among other products. Its products could wind up anywhere from car washes to Amazon distribution centers to John Deere combine harvesters to rollercoasters at Valleyfair. In 2017, the company planned for a 7 percent increase in revenue. Instead revenue grew by 19 percent, said Chris Kafer, vice president of manufacturing at Turck. The company, whose corporate parent is based in Germany, plans to post $300 million in sales in North America this year. To keep up with demand, it bought two buildings next to its 125,000-square-foot manufacturing facility in Plymouth, adding a total of 40,000 additional square feet since fall 2017. It's still completing remodeling at the site, with some work happening through June, Kafer said. One of its biggest industries is the automotive sector, which accounts for 20 percent of its revenue. Other sectors include distribution and the oil and gas business.  "The economy has been good in our markets," Kafer said.  Turck operations are growing elsewhere, too. It has facilities in Michigan, Pennsylvania and Texas that are all physically expanding, and it's added 65,000 square feet to a manufacturing facility in Mexico. From here, Kafer said the company's goals include training new employees and keeping up with the growth its experiencing.  "It's been really, really fun," he said. "It's been an incredible amount of work." Also in Plymouth, the St. Paul-based Beacon Interfaith Housing Collaborative wants to build 44 apartments on 45th Avenue North near Old Rockford Road. The Plymouth-based Interfaith Outreach and Community Partners is a partner in the development. Citing Metropolitan Council statistics, Beacon said only 12 percent of homes in Plymouth are considered affordable to families of four earning $45,000 or less. By the Minnesota Housing Finance Agency’s definition, workforce housing is affordable to local workers and is within 10 miles of a city with job growth. “There is a need not only in Plymouth but the entire metro area [for more workforce housing],” said Jim Barnes, Plymouth’s housing programs manager. “And given the limited resources out there, we all try to do our best when these projects come along to create that ability to have a broad range of housing options.” The Sand Cos. project, known as the Element Multifamily Community, would offer one-, two- and three-bedroom apartments. Monthly rents would range from $615 to $1,297, depending on the unit size, Barnes said. Income limits would range from 30 percent to 60 percent of the area median income. In 2016 dollars, Plymouth’s area median income was $88,400 and its median gross monthly rent was $1,187, according to Metropolitan Council data. The Plymouth City Council on March 27 approved a resolution in support of Sand’s application for low-income housing tax credits. The resolution also authorizes city staff to prepare a plan for up to $700,000 in tax increment financing assistance. A show of support from the city is important as the developer competes for tax credits, Barnes said at the March 27 meeting. Last October, the Minnesota Housing Finance Agency announced $126 million in loans, grants and tax credits to support affordable housing throughout the state. MHFA Commissioner Mary Tingerthal said at the time that requests were about three times the amount of funding. If the funding comes together, Sand Cos. would have to go back to the City Council for approvals that include a Planned Unit Development amendment, Barnes said. West View opened in 2012 at the northwest quadrant of Vicksburg Lane and County Road 47. Finance & Commerce reported in 2012 that West View Estates is a smoke-free building with one-, two- and three- bedroom units, a washer and dryer in each unit, underground parking and a play area. At Beacon’s Cranberry Ridge, rents would be affordable for people and families earning between $20,000 and $45,000 per year, according to Beacon, a collaborative of 80 area congregations dedicated to affordable housing. Cranberry Ridge has received development approval from the city, and Beacon is working on financing, Barnes said. The complex would rise on a site at 18140, 18220 and 18240 Highway 55, according to city documents. Lee Blons, executive director of the Beacon Interfaith Housing Collaborative, said in a press release last fall that the Plymouth location is ideal for multifamily housing. “It’s near parks, shopping, facilities and jobs and has great access to major streets and to transit,” Blons said.
