RESOLUTION N0. 2018-022
RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND
LOCATED AT 17435 COUNTY ROAD 6 (2017087)
WHEREAS, Five Star Development of Alabama, Inc. has requested reclassification of the zoning
from C-3 (highway commercial) to C-2 (neighborhood commercial) for roughly one acre of land located
at 17435 County Road 6; and
WHEREAS, the affected property is presently legally described as follows:
Lot 1, Block 1, OAKWOOD SQUARE, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the above-described property
from C-3 to C-2.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the request for reclassification of the zoning from C-3 to
C-2 for roughly one acre (as legally described above), based on the following findings:
The requested C-2 zoning is listed as an appropriate corresponding zoning district for this C
(commercial) guided property.
The proposed use would be consistent with the comprehensive plan.
The site is located at the intersection of two arterial roadways.
4. An appropriate transition would be provided to the townhome development to the east.
5. Adequate infrastructure is available to support C-2 zoning and the proposed development for
this site.
