R ESOLUTION N O. 2017-317
R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING OF LAND
LOCATED AT 3835 D ALLAS L ANE (2017 072)
WHEREAS, Lake West Development, LLC has requested reclassification of the zoning from FRD
(future restricted development) to RSF-2 (single family detached 2) for the roughly 2.3-acre site
presently addressed as 3835 Dallas Lane North, and presently legally described as Outlot E, CRITERION
M.P.U.D., Hennepin County, Minnesota; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to
RSF-2.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the request for reclassification of the zoning from FRD to
RSF-2 for the roughly 2.3-acre site located at 3835 Dallas Lane (as presently legally described above),
based on the following findings:
1. The requested single-family use of the site is consistent with the LA-2 guiding of the site.
2. The requested RSF-2 zoning would be consistent with the LA-2 guiding for this particular site
and context.
3. The density and RSF-2 zoning for the site would result in a development that would be
compatible with the existing character and zoning of the surrounding neighborhood.
4. The lot arrangement would comply with RSF-2 standards.
5. Adequate infrastructure is available to support RSF-2 zoning, as well as the residential
development proposed for the site.
