R ESOLUTION A PPROVING A C OMPREHENSIVE P LAN A MENDMENT TO REGUIDE
ROUGHLY 48 ACRES FROM P-I TO LA-2 FOR “W EST P LYMOUTH P ROPERTY”

WHEREAS, West Plymouth Development, Inc. has requested a comprehensive plan amendment
to reguide roughly 48 acres located east of County Road 101 near Prairie Drive from P-I (public/semi-
public/institutional) to LA-2 (living area 2); and
WHEREAS, the land affected by the reguiding is presently legally described as follows:
That part of the West Half of the Southwest Quarter of Section 6, Township 118, Range 22,
according to the United States Government Survey thereof, Hennepin County, Minnesota lying
northerly and northeasterly of the following described line:
Commencing at the southeast corner of said West Half of the Southwest Quarter; thence on an
assumed bearing of North 00 degrees 23 minutes 13 seconds East along the east line of said
West Half of the Southwest Quarter a distance of 356.30 feet to the point of beginning of said
described line; thence northwesterly a distance of 322.71 feet along a non-tangential curve
concave to the northeast, having a radius of 467.50 feet, a central angle of 39 degrees 33
minutes 00 seconds and a chord that bears North 50 degrees 04 minutes 08 seconds West a
distance of 316.34 feet; thence northwesterly a distance of 509.31 feet along a reverse curve
concave to the southwest having a radius of 1282.50 feet and a central angle of 22 degrees 45
minutes 12 seconds; thence North 53 degrees 02 minutes 50 seconds West, tangent to last
described curve, a distance of 290.23 feet; thence northwesterly a distance of 53.24 feet along
a tangential curve concave to the southwest, having a radius of 532.50 feet and a central angle
of 05 degrees 43 minutes 43 seconds; thence North 57 degrees 16 minutes 55 seconds West,
not tangent to last described curve, a distance of 50.13 feet; thence northwesterly a distance of
244.19 feet along a non-tangential curve concave to the southwest, having a radius of 500.00
feet, a central angle of 27 degrees 58 minutes 57 seconds and a chord that bears North 76
degrees 11 minutes 16 seconds West a distance of 241.77 feet; thence South 89 degrees 49
minutes 15 seconds West, tangent to last described curve, a distance of 103.16 feet to the west
line of said West Half of the Southwest Quarter and said described line there terminating.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and does approve the amendment to the comprehensive plan to reguide
roughly 48 acres located east of County Road 101 near Prairie Drive from P-I to LA-2.

FURTHER, to incorporate the changes, the City will modify Figure 3-1, 2030 Land Use Plan in
Chapter 3 of the Plymouth Comprehensive Plan; and
FURTHER, approval of the comprehensive plan amendment is contingent upon, and subject to,
the required review and response by the Metropolitan Council.
