R ESOLUTION A PPROVING A PUD A MENDMENT FOR R YLAUR, LLC FOR PROPERTY
LOCATED AT 13905 C OUNTY R OAD 6 (2016056)
WHEREAS, Rylaur, LLC has requested approval of a planned unit development (PUD)
amendment to allow construction of a 1,663 square foot building addition for the site located at 13905
County Road 6; and
WHEREAS, the subject property is legally described as:
That part of Lot 1, Block 1, Minneapolis Industrial Park 6th Addition, which lies
northerly, westerly and southerly of the following described line:
Beginning at the most westerly corner of said Lot 1; thence North 06 degrees 08
minutes 12 seconds East along the westerly line of said Lot 1 a distance of 44.73 feet;
thence North 11 degrees 50 minutes 52 seconds East, along said westerly line a
distance of 192.47 feet; thence North 59 degrees 53 minutes 30 seconds East along
said westerly line a distance of 43.30 feet; thence northeasterly along said westerly line
a distance of 75.70 feet along a nontangential curve concave to the southeast having a
radius of 1357.39 feet, a chord bearing of North 23 degrees 14 minutes 21 seconds East
and a central angle of 03 degrees 11 minutes 43 seconds to the point of beginning of
the line to be described; thence South 57 degrees 58 minutes 03 seconds East a
distance of 119.15 feet; thence North 61 degrees 47 minutes 19 seconds East a
distance of 124.96 feet; thence North 31 degrees 56 minutes 34 seconds East a distance
of 116.48 feet; thence North 20 degrees 28 minutes 59 seconds East a distance of
33.79 feet; thence North 88 degrees 29 minutes 59 seconds East a distance of 103.47
feet; thence North 01 degrees 30 minutes 01 seconds West a distance of 154.32 feet;
thence South 88 degrees 29 minutes 59 seconds West a distance of 223.04 feet to the
westerly line of said Lot 1 and there said line terminating; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request by Rylaur, LLC for a PUD amendment
to allow construction of a 1,663 square foot building addition, subject to the following conditions:
1. The PUD amendment is hereby approved to allow construction of a 1,663 square foot building
addition on the southwest corner of the existing daycare building, in accordance with the
application materials received by the City on June 21, 2016, except as may be amended by this
resolution.

2. All conditions of resolution 2010-112 approving the general plan for Carlson Daycare PUD shall
remain in full force, except as specifically amended by this resolution.
3. A separate building permit is required prior to the commencement of the project.
4. Existing trees that are removed in conjunction with the building addition shall be relocated or
replaced on site.
5. Prior to the issuance of a building permit, the applicant shall fulfill the requirements, submit the
required information, and revise the plans as indicated below, consistent with the applicable city
code, zoning ordinance, and engineering guidelines:
a) Submit a landscape plan showing two additional new trees on the site.
b) Provide a site improvement performance agreement and related financial guarantee pursuant
to section 21045.10 of the zoning ordinance.
c) Revise the utility plan to identify hydrants, post indicator valve and fire department connection
locations.
d) Submit fire flow calculations for review by the fire inspector.
e) Provide fire lane signs, in locations approved by the fire inspector.
6. The entire building shall be protected by an approved fire sprinkler and fire alarm system.
7. Existing trees that are removed in conjunction with the building addition shall be relocated or
replaced on site.
