R ESOLUTION N O. 2016-251
R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING OF LAND
LOCATED AT 14800 C OUNTY R OAD 47 (2016040)
WHEREAS, Lanewood Estates, LLC, has requested reclassification of the zoning from FRD (future
restricted development) to RSF-2 (single family detached 2) for the roughly 5.28-acre site presently
addressed as 14800 County Road 47, and presently legally described as follows:
That part of the West Half of the Northeast Quarter of Section 4, Township 118, Range 22,
lying North of the centerline of County Road No. 47, except the North 1062.41 feet and also
except the West 675.10 feet. Along with and subject to an easement for road puposes over
the East 60.00 feet of the West 705.10 feet of said West Half of the Northeast Quarter lying
North of said County Road.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and
recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to
RSF-2.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from
FRD to RSF-2 for the roughly 5.7-acre site located at 14800 County Road 47 (as presently legally
described above), based on the following findings:
1. The requested single-family use of the site is consistent with the LA-2 guiding of the site.
2. The requested RSF-2 zoning would be consistent with the LA-2 guiding for this particular site
and context.
3. The density and RSF-2 zoning for the site would result in a development that would be
compatible with the existing character and zoning of the abutting Taryn Hills neighborhood,
from which this site would gain its access.
4. The lot arrangement would comply with RSF-2 standards.
5. Adequate infrastructure is available to support RSF-2 zoning, as well as the residential
development proposed for the site.
APPROVED by the City Council this 9th day of August, 2016.
