R ESOLUTION A PPROVING F INDINGS OF F ACT FOR THE R EZONING
OF L AND LOCATED E AST OF THE I NTERSECTION OF S TATE H IGHWAY 55
AND O LD R OCKFORD R OAD (2016008)
WHEREAS, United Properties has requested reclassification of the zoning from FRD (future
restricted development) to O (office) for the roughly 4.2-acre site, presently legally described as:
That part of the east half of the east half of the southwest quarter lying north of State
Highway No. 55 and south of the centerline of Hennepin County Road No. 9 Section 7, Township
118, Range 22 and that part of the east half of the northeast quarter of the northwest quarter of
Section 18, Township 118, Range 22, lying north of State Highway 55, Hennepin County,
Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and
recommends approval; and,
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcels from FRD to O.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from
FRD to O for the roughly 4.2-acre site located east of the intersection of State Highway 55 and Old
Rockford Road, based on the following findings:
1. The O zoning and proposed density would be consistent with the CO guiding, pursuant to
the comprehensive plan.
2. The proposed senior apartment building would be consistent with the comprehensive plan
and would comply with city standards.
3. Adequate infrastructure would be available to support the proposed development for this
site.
4. Adequate buffer exists between the proposed site and the single-family homes across Old
Rockford Road.
