APPROVING A ONE-YEAR EXTENSION OF THE DEVELOPMENT APPROVALS FOR DUKE REALTY
FOR WATERFORD BUSINESS PARK, LOCATED NORTHWEST OF HIGHWAY 55 AND HIGHWAY
169 (2007071)
WHEREAS, Duke Realty has requested a one-year extension of the development approvals
(site plan, conditional use permits, and variances) granted for property legally described as
follows:
Tract A:
Outlot A, Groves Office Park 2"a Addition, according to the recorded plat thereof,
Hennepin County, Minnesota.
A portion of the above described land is registered property as evidenced by Certificate of
Title No. 725560 and is described as follows:
Parcel 1: That part of Outlot A, Groves Park Office Park 2"a Addition lying West of the
East 17 feet of the Southwest Quarter of the Northeast Quarter of Section 36, Township
118, Range 22 and North of the South line of said Southwest Quarter of the Northeast
Quarter.
Parcel 2: That part of Outlot A, Groves Office Park 2"a Addition, lying North of the
center line of vacated Ninth Avenue (formerly Huron Avenue) and its Westerly extension
and West of the East line of Lot 19, Plymouth Gardens and its Southerly extension to said
center.
Tract B:
Non-exclusive easement as contained in Easement Agreement dated July 20, 1993,
recorded November 23, 1993 as Document Number 6187805 in the Office of the County
Recorder, Hennepin County, Minnesota and as supplemented be Amended and Restated
easement agreement dated June 12, 1995, recorded June 30, 1995 as Document Number
6445227 recorded in the office of the County Recorder, Hennepin County, Minnesota.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Duke Realty for a one-year extension of the development approvals granted for Waterford
Resolution 2010-223
(2007071 -Extension)

Business Park, for property located in the northwest quadrant of Highway 55 and Highway 169,
subject to the following conditions:
1. A one-year extension to the development approvals is hereby granted subject to the findings
and conditions listed in Resolution 2007-411 approved on September 25, 2007.
2. The development approvals shall now expire on September 25, 2011.
ADOPTED by the City Council on August 24, 2010.
