HomeMy WebLinkAboutCity Council Resolution 2010-212CITY OF PLYMOUTH RESOLUTION 2010-212 A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND LOCATED NORTH OF SCHMIDT LAKE ROAD AND JEWEL LANE (2010048) WHEREAS, Alliant Engineering has requested reclassification of the zoning from FRD to RSF-3 for the 31.1 -acre site located North of Schmidt Lake Road and Jewel Lane North, described as follows: Parcel One The North 336 feet of the South 2018.6 feet of the West 672 feet of the West half of the Northwest Quarter, Section 8, Township 118, Range 22, Hennepin County, Minnesota. Torrens Property — Certificate No. 1084372 (Commitment file no. 18722) Parcel Two The North 336 feet of the South 1682.6 feet of the West 672 feet of the West half of the Northwest Quarter of Section 8, Township 118, Range 22, Hennepin County, Minnesota. Torrens Property — Certificate No. 1098873 (Commitment file no. 18603) Parcel Three The North 336.65 feet of the South 1346.60 feet of the West 672.00 feet of the West half of the Northwest Quarter, Section 8 Township 118, Range 22, Hennepin County, Minnesota. Torrens Property — Certificate No. 683241 (Commitment file no. 1875 1) WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD (Future Restricted Development) to RSF-3 (Single Family Detached 3) with respect to the 24.2 -acre area of the 3 1. 1 acre site. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the RSF-3 zoning for 24.2 acres and maintenance of the FRD zoning for 6.92 acres (Outlot A and Outlot B) for the 31.1 -acre site located north of Schmidt Lake Road and Jewel Lane North, based on the following findings: 1) Maintaining the FRD zoning for the northerly and westerly 6.92 acres (Outlot A and Outlot B) would be consistent with the requested P -I guiding for that same portion of the site, pursuant to the city's comprehensive plan. 2) The RSF-3 zoning and proposed density requested for the remainder of the site would be consistent with its LA -2 guiding, pursuant to the city's comprehensive plan. 3) The proposed single-family development and lot arrangement would be consistent with the comprehensive plan and would comply with city standards. 4) With the improvements proposed, adequate infrastructure would be available to support the proposed development.
