HomeMy WebLinkAboutCity Council Resolution 2010-199CITY OF PLYMOUTH RESOLUTION 2010-199 A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND LOCATED AT THE SOUTHWEST CORNER OF THE INTERSECTION OF JUNEAU LANE AND COUNTY ROAD 47 (2010041) WHEREAS, Pulte Homes of Minnesota, has requested reclassification of the zoning from FRI) to RSF-3 for the roughly 28 -acre site located at the Southwest Corner of the Intersection of Juneau Lane and County Road 47, described as follows: The North 295.95 feet of the West 716 feet of the South 626.40 feet of the West '/z of the Northeast '/4 of Section 4, Township 118, North Range 22, West of the 5th Principal Meridian, Hennepin County, Minnesota. Also that part of the North 330.45 feet of the South 660.90 feet of the West '/z of the Northeast '/4 lying East of the West 716.0 feet thereof, in Section 4, Township 118, Range 22. ABSTRACT PROPERTY (Commitment File No. 10 1022066) M That part of the East 324.00 feet of the West Half of the Northeast Quarter of Section 4, Township 118 North, Range 22, West of the Fifth Principal Meridian, Hennepin County, Minnesota, lying North of the South 660.90 feet and South of the centerline of County Road No. 47, Except therefrom that part of the West '/z described as follows: Beginning at a point on the East line of said West '/z of the Northeast'/4 of Section 4, Township 118, Range 22, distant 1747.23 feet South of the North line of said Northeast 1/4; thence West at right angles to the East line thereof a distance of 184.00 feet to the actual point of beginning of the land to be hereinafter described; thence continuing West along said land described course a distance of 140.00 feet; thence at right angles North to the center line of County Road 47; thence Easterly along the centerline of said County Road to a point on a line drawn North and parallel with the East line of said West '/z of Northeast '/4 from the actual point of beginning; thence South along said last described line to the point of beginning. ABSTRACT PROPERTY (Commitment File No. 10 1022065) WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD to RSF-3. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD to RSF-3 for the roughly 28 -acre site located at the Resolution 2010-199 (2010041) Page 3 Southwest Corner of the Intersection of Juneau Lane and County Road 47, based on the following findings: 1) The RSF-3 zoning and proposed density would be consistent with the LA -R2 guiding. 2) The proposed single-family development and lot arrangement would be consistent with the comprehensive plan and would comply with city standards. 3) With the improvements proposed, adequate infrastructure would be available to support the proposed development.
