RESOLUTION 2010-184
A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF
LAND LOCATED EAST OF 5550 VICKSBURG LANE (2010043)
WHEREAS, Hampton Hills Investments, LLC has requested reclassification of the
zoning from FRD (fiiture restricted development) to RSF-2 (single family detached 2) for the 40 -
acre site presently legally described as follows:
The Southeast Quarter of the Southwest Quarter of Section 4, Township 118,
Range 22, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public
hearing and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from
FRD to RSF-2.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request
for reclassification of the zoning from FRD to RSF-2 for the 40 -acre site located east of 5550
Vicksburg Lane (as legally described above), based on the following findings:
1. The RSF-2 zoning and proposed density would be consistent with the LA -R2 guiding,
pursuant to the comprehensive plan.
2. The proposed single-family development and lot arrangement would be consistent with the
comprehensive plan and would comply with city standards.
3. Adequate infrastructure would be available to support RSF-2 zoning and the proposed
development for this site, upon extension of the sanitary sewer from Taryn Hills and
installation of 55th Avenue and the watermain within Taylor Creek.
