ESOLUTION PPROVING A EIGHT ARIANCE FOR A RESS OX

WHEREAS, Providence Academy has requested approval of a height variance for the existing press
box attached to the top of the bleachers located west of the football field, that would have a combined
height (bleachers and press box) of 31 feet, and a total height (with safety railing) of 34.5 feet, where 15
feet is the maximum accessory building height specified, for property located at 15100 Schmidt Lake Road;
and
WHEREAS, the subject property is legally described as Lot 1, Block 1, Providence Academy,
Hennepin County, Minnesota; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public meeting.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request by Providence Academy for a height
variance for the existing press box attached to the top of the bleachers located west of the football field
at 15100 Schmidt Lake Road, subject to the following:
1.The requested variance is hereby approved, in accordance with the application and plans
received by the city on August 25, 2015, except as amended by this resolution.
2.The requested variance is approved, based on the finding that the variance standards would
be met, as follows:
a)The press box would be in harmony with the general purposes and intent of the city
regulations, and would be consistent with the comprehensive plan.
b)There are practical difficulties in complying with the height regulations because: i) the
applicant proposes to use the property in a reasonable manner not permitted unless a
variance is granted; ii) the request is due to circumstances unique to high school athletic
facilities; and iii) the variance, if granted, would not alter the character of the area.
c)The variance request is not based upon economic considerations.
d)The press box would not be detrimental to the public welfare, nor would it be injurious
to other land or improvements in the neighborhood.
e)The press box would not impair an adequate supply of light and air to adjacent properties,
nor would it increase traffic congestion in public streets, increase the danger of fire,
endanger the public safety, or substantially diminish property values within the
neighborhood.
f)The variance requested is the minimum action required to address or alleviate the
practical difficulties.

3.The requested variance is approved contingent upon the following conditions:
a)The press box shall be painted a color that is harmonious with the surroundings and
consistent with the architectural integrity of the other structures on the site.
b)The two public announcement speakers near the west bleachers shall be relocated to the
rear of the west bleachers so they no longer aim toward the homes, but instead aim
toward the football field.
