RESOLUTION 2000-582
APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED NORTH
OF BASS LAKE ROAD AND WEST OF FUTURE NORTHWEST BLVD. (20137)
WHEREAS, Gramercy Corporation has requested reclassification of the zoning from C-4
(Community Commercial) to RMF -4 (Multiple Family 4) for 4.71 acres of land located north of
Bass Lake Road and west of future Northwest Blvd., legally described as follows:
Outlot E, Bass Lakes Estates, according to the recorded plat thereof, Hennepin County
Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from C-4
(Community Commercial) to RMF -4 (Multiple Family 4).
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from C-4 (Community Commercial) to RMF -4 (Multiple Family 4)
for 4.71 acres of land located located north of Bass Lake Road and west of future Northwest
Blvd., based on the following findings:
1. The proposed rezoning is consistent with the comprehensive plan and other City policies and
plans.
2. The proposed development meets the standards of the RMF -4 (Multiple Family 4) zoning
district.
3. The proposed RMF -4 zoning allows a development that meets the City's density goal
specified in the City's housing plan.

4. With the planned construction of Northwest Boulevard, there will be adequate infrastructure
available to support the RMF -4 zoning and the 80 -unit senior cooperative proposed for this
site.
