RESOLUTION 2000-173
APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED EAST OF
FERNBROOK LANE AND SOUTH OF 47TH AVENUE (20003)
WHEREAS, Alan Chazin Homes, Inc. has requested reclassification of the zoning from FRD
(Future Restricted Development) to RSF-3 (Single Family Detached 3) for 4.75 acres of land
located at east of Fernbrook Lane, legally described as follows:
The north '/2 of the following described property: The north '/2 of the southwest 1/4 of the
southwest 1/4, Section 10, Township 118, Range 22, except the east 10 acres thereof.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD
(Future Restricted Development) to RSF-3 (Single Family Detached 3).
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from FRD (Future Restricted Development) to RSF-3 (Single
Family Detached 3) for 4.75 acres of land located east of Fernbrook Lane, based on the following
findings:
1. The proposed rezoning is consistent with the comprehensive plan and other City policies and
plans.
2. The proposed development meets the standards of the RSF-3 (Single Family Detached 3)
zoning district.
3. The proposed RSF-3 zoning allows a development that meets the City's density goal specified
in the City's housing plan.

4. There is adequate infrastructure available to support the RSF-3 zoning and single family
development proposed for this site.
ADOPTED by the City Council on March 21, 2000.
