RESOLUTION NO. 2011-413
A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING
OF LAND LOCATED AT 31 55 EMPIRE LANE AND 3050 FERNBROOK LANE

WHEREAS, The Reserve Event Center has requested reclassification of the zoning from
O (office) to C-3 (highway commercial) for their roughly 1.9 -acre site located at 3155 Empire
Lane; and
WHEREAS, the City of Plymouth has initiated reclassification of the zoning from O
(office) to C-3 (highway commercial) for the roughly 1.1 -acre site located at 3050 Fernbrook
Lane; and
WHEREAS, the subject parcels are legally described as follows:
Lot 1, Block 1, Town and Country Addition, Hennepin County, Minnesota.

Lot 1, Block 1, Plymouth Freeway Center -1 Addition, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public
hearing and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from
O to C-3.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE
CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from O to C-3 for the roughly three -acre site located at 3155
Empire Lane and 3050 Fernbrook Lane (as legally described above), based on the following
findings:
1. C-3 zoning would be consistent with the guiding of the site.
2. The existing uses and proposed restaurant use would be consistent with the comprehensive
plan and would comply with all city standards.
3. Adequate infrastructure is in place to support C-3 zoning.
