RESOLUTION No. 2011-357
A RESOLUTION APPROVING A PRELIMINARY AND FINAL PLAT FOR GRONBERG
AND ASSOCIATES FOR "CHURCHILL RIDGE 2ND ADDITION" FOR PROPERTY
LOCATED AT 18820 COUNTY ROAD 24 (2011071)
WHEREAS, Gronberg and Associates has requested approval of a preliminary and final
plat for the roughly 0.88 -acre parcel presently legally described as follows:
Lot 7, Block 1, CHURCHILL RIDGE, according to the recorded plat thereof,
Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed the preliminary plat request at a duly
called public hearing and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY
COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does
approve the request by Gronberg and Associates for a preliminary and final plat for Churchill
Ridge 2"a Addition, subject to the following conditions:
1. A preliminary and final plat are approved to allow the property located at 18820 County
Road 24 to be subdivided into two single-family lots, in accordance with the application and
plans received by the city on September 1, 2011, except as may be amended by this
resolution.
2. Prior to recording the final plat, the applicant shall pay the park dedication cash fee in lieu
of land dedication for one new dwelling unit, in accordance with the dedication ordinance in
effect at the time of filing of the final plat.
3. Standard Conditions:
a. No building permits shall be issued until the final plat is filed and recorded with
Hennepin County.
b. Compliance with the city's tree preservation regulations.
c. Removal of all hazardous trees from the property at the owner's expense.
d. This approval shall expire two years after the date of approval, unless the property
owner or applicant has substantially started constriction of the project, or unless the
landowner or applicant has received prior approval from the city to extend the expiration
date for up to one additional year, as regulated under section 512 of city code.
