HomeMy WebLinkAboutCity Council Resolution 2000-112CITY OF PLYMOUTH RESOLUTION 2000-112 APPROVING SITE PLAN AMENDMENT FOR A BUILDING ADDITION AND AN INTERIM USE PERMIT TO REDUCE THE NUMBER OF REQUIRED PARKING STALLS AT THE ALJON TOOL, INC. BUILDING LOCATED AT 15700 28TH AVENUE NORTH (99134) WHEREAS, Aljon Tool, Inc. has requested approval of a site plan amendment to allow construction of a 12,000 -square foot building addition and an interim use permit to reduce the number of required parking stalls on property legally described as follows: Lot 3, Block 1, Vicksburg Industrial Park, Hennepin County, Minnesota WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the site plan amendment for a building addition and an interim use permit to reduce the number of required parking stalls on property located at 15700 28th Avenue North, subject to the following conditions: A site plan amendment is approved to allow construction of an approximately 12,000 -square foot building addition and parking lot expansion, in accordance with the plans and application received by the City on December 16, 1999, and revisions received on February 2, 2000, except as amended by this resolution. 2. The interim use permit is to permit a reduction in the number of required parking stalls from 105 to 58, according to the plans received by the City on February 2, 2000, except as amended by this resolution. 3. The Interim Use Permit shall terminate if any of the following events occur: a) The use of the building changes to a use that increases the need for parking spaces. Resolution 2000-112 (99134) Page 2 b) City staff documents a parking problem associated with inadequate parking. c) The floor area of the building is increased in size. 4. A building permit is required prior to beginning construction of the building addition and parking lot expansion. 5. The applicant must provide "one-way only" or similar signs on the west drive aisle. 6. Prior to issuance of building permits, trash enclosure details, in compliance with Section 21120.07 of the Zoning Ordinance, must be submitted for review and approval by staff 7. The applicant must submit a completed, signed storage evaluation form. Storage must comply with the fire code high -piled storage requirements. 8. The applicant must comply with the conditions in the City Engineer's Memorandum. 9. Standard Conditions: a. Submission of the required Financial Guarantee and Site Performance agreement for completion of site improvements within twelve months of the date of this Resolution prior to issuance of building permits. b. Compliance with the Ordinance regarding the location of fire hydrants, lock boxes, post - indicator valves, fire department connections, fire lanes, and fire lane signage. c. Submission of fire flow calculations prior to issuance of building permits. d. An 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. e. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. f. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds for revocation. g. This approval shall expire one year after the date of approval, unless the property owner or applicant has substantially started construction of the project, or unless the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Sections 21045.09, 21020.02 and 21015.07 of the Zoning Ordinance.
