RESOLUTION No. 2011-345
A RESOLUTION APPROVING A CONDITIONAL USE PERMIT FOR
A SPORTS AND FITNESS CLUB FOR TEAM DEFINITION FITNESS
FOR PROPERTY LOCATED AT 3700 ANNAPOLIS LANE (201 1070)
WHEREAS, Team Definition Fitness has requested approval of a conditional use permit
for the site legally described as follows:
Lot 2, Block 1, Plymouth Business Center 2" a Addition, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called public
hearing and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE MAYOR AND CITY
COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does
approve the request by Team Definition Fitness for a conditional use permit to allow a sports and
fitness club in the existing industrial building located at 3700 Annapolis Lane, subject to the
following conditions:
1. A conditional use permit is approved to allow a 13,089 square foot fitness training facility,
in accordance with the application and plans received by the City on August 24, 2011,
except as may be amended by this resolution.
2. The conditional use permit is approved with the finding that all applicable conditional use
permit standards are met.
3. The permit is subject to all applicable building and fire codes, and to all city regulations and
ordinances. Any violation thereof shall be grounds for revocation.
4. Prior to construction of tenant improvements in the building, the applicant must obtain
separate approval of a building permit.
5. Standard Conditions:
a. Any signage shall comply with the city's sign regulations.
b. All waste and waste containers shall be stored within approved designated areas.
c. All parking shall be off-street in designated areas which comply with the zoning
ordinance.

d. Subsequent phases or expansions are subject to required reviews and approvals per
ordinance provisions.
e. This approval shall expire one year after the date of approval, unless the property owner
or applicant has started the project, or unless the landowner or applicant has received
prior approval from the city to extend the expiration date for up to one additional year, as
regulated under section 21015.07 of the zoning ordinance.
