FOR SUNSET HILL ELEMENTARY SCHOOL LOCATED AT 13005 SUNSET TRAIL (9913 1) WHEREAS, TSP One, Inc. has requested a site plan amendment to allow relocation of parking stalls at 13005 Sunset Trail, legally described as follows: That part of the southeast quarter of the southeast quarter of Section 34, Township 118 North, Range 22 West, of the 5th Principal Meridian, lying west of the east 272.22 feet thereof and lying south of the southerly line of County Road No. 15. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Meeting and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by TSP One Inc. for a site plan amendment to allow relocation of parking stalls at 13005 Sunset Trail, subject to the following conditions: 1. The site plan amendment is approved based on the plans received by the City on December 10, 1999, except as amended by this resolution. 2. The applicant shall submit a landscaping plan for review and approval by the City Forester prior to constructing the parking lot addition. The plan must indicate the type of plant material to be used for the hedge and replacement trees. 3. The compact stalls shall be marked and identified in accordance with the Zoning Ordinance standards. 4. Standard Conditions: a. Compliance with the City Engineer's Memorandum. Submission of the required Financial Guarantee and Site Performance Agreement for completion of site improvements within twelve months of the date of this Resolution. c. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. d. Compliance with the Ordinance regarding the location of fire hydrants, fire lanes, and fire lane signage. e. The permit is subject to all applicable codes, regulations and ordinances, and violation thereof shall be grounds for revocation. f. This approval shall expire one year after the date of approval, unless the property owner or applicant has substantially started construction of the project, or unless the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
