RESOLUTION No. 2011-225
A RESOLUTION TO APPROVE A PUD GENERAL PLAN FOR OMARA ARCHITECTS FOR
SUMMIT DANCE SHOPPE LOCATED AT 2800 FERNBROOK LANE (201 1033)
WHEREAS, Omara Architects has requested approval of a PUD general plan for
property legally described as follows:
Lot 1, Block 1, Industrial Park 494, Hennepin County, Minnesota
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval.
NOW, THEREFORE, BE IT RESOLVED BY THE MAYOR AND CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA that it should and hereby does approve the request
by Omara Architects for a PUD General plan, subject to the following conditions:
1. A PUD general plan is approved to allow a 3,648 -square foot addition to the existing
building and related site improvements for Summit Dance Shoppe, according to the plans
received by the City on June 6, 2011 and revised site plan received on June 27, 2011, except
as amended by this resolution.
2. Approval of this PUD general plan is contingent upon city approval of the associated
rezoning.
3. Development standards shall be as indicated on the plans and materials dated June 6, 2011
and June 27, 2011, except as amended by this resolution.
4. No building permits shall be issued until a PUD final plan is submitted to and
approved by city staff.
5. As part of the PUD final plan application, the applicant shall submit the following plans
and materials consistent with City Codes, Ordinances, Engineering Guidelines and other
requirements:
a) Revise landscape plan to show four proposed overstory trees on the site.
b) Revise the trash enclosure detail with a note that the block will match the color of the
building.
c) Revise the pylon sign detail to show that the sign column would be removed from the
site.
d) Submit a revised lighting plan in compliance with section 21105.06 of the zoning
ordinance.
e) Demonstrate that the project does not have more than 0.5 acres of disturbed area.
f) Preserve the existing median island and signs at the entrance to Fernbrook Lane.

g) Use C900 DR 25 PVC watermain for the new hydrant lead.
h) Install erosion control silt fence at the edge of disturbed area along the easterly boundary
of the property.
i) Fire lane signs are required in approved locations including on the north side of the
building addition and areas that are not identified as parking spaces.
j) Identify all fire hydrant locations. A minimum three foot clear unobstructed radius
around each hydrant is required including landscaping and signs.
6. Prior to issuance of a building permit, the applicant shall complete a site improvement
performance agreement and submit a financial guarantee pursuant to section 21045.10 of the
zoning ordinance.
7. Silt fence shall be installed prior to any constriction on the site.
8. The color of the proposed building addition shall match the color of the existing building.
9. All signage shall require separate permits and shall be in conformance with the requirements
for the office district as defined in the zoning ordinance.
10. All rooftop equipment shall be screened or painted to match the building.
11. Any subsequent phases or expansions are subject to required reviews and approvals per
ordinance provisions.
