RESOLUTION No. 2015-281
RESOLUTION APPROVING A CONDITIONAL USE PERMIT
FOR ADMINISTRATIVE OFFICE USE IN THE P-1 PUBLIC INSTITUTIONAL) ZONING DISTRICT
FOR PROPERTY LOCATED AT 19000 STATE HIGHWAY 55 (2015070)
WHEREAS, Fusion Soccer Club has requested approval of a conditional use permit for the site
located at 19000 State Highway 55, legally described as follows:
Lot 1, Block 1, Wayzata Senior High School 2nd Addition, Hennepin County, Minnesota; and
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and
recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, that it should and hereby does approve the request by Fusion Soccer Club for a conditional
use permit to allow the existing Creekside Building, formerly known as the Elm Creek Golf Course Club
House, as administrative offices for property located at 19000 State Highway 55, subject to the following
conditions:
1. The requested conditional use permit is approved to allow the existing building to be used for
administrative office use, in accordance with the application and plans received by the city on August
7, 2015, except as amended by this resolution.
2. The requested conditional use permit is approved with the finding that the applicable conditional use
permit standards would be met.
3. Prior to construction of any tenant improvements in the building, the applicant must obtain separate
approval of building permits when required.
4. Standard Conditions:
a. All parking shall be off-street in designated areas which comply with the zoning ordinance.
b. Any signage shall complywith section 21155 of the zoning ordinance and shall receive sign permits
if required.
c. Any subsequent phases or expansions are subject to required reviews and approvals per
ordinance provisions.
d. The conditional use permit shall expire one year after the date of approval, unless the property
owner or applicant has started the project, or unless the applicant, with the consent of the
property owner, has received prior approval from the city to extend the expiration date for up to
one additional year, as regulated under section 21015.07 of the zoning ordinance.
