HomeMy WebLinkAboutCity Council Resolution 2011-103CITY OF PLYMOUTH RESOLUTION 2011-103 A RESOLUTION APPROVING FINDINGS OF FACT FOR THE REZONING OF LAND LOCATED AT 53131 5323, AND 5455 JUNEAU LANE, COMPRISING THE FORMER HAMPTON HILLS GOLF COURSE (201 1002) WHEREAS, Hampton Hills Investment, LLC has requested reclassification of the zoning from FRD (fiiture restricted development) and RSF-2 (single family detached 2) to RSF-3 (single family detached 3) for the roughlyl51-acre site presently legally described as follows: Lot 1, Block 2 and Outlot A, Hampton Hills 2" a Addition, Hennepin County, Minnesota. n Tract A, Registered Land Survey No. 1618, Hennepin County, Minnesota, except that part thereof which lies easterly and northerly of the following described line: Commencing at the northwest corner of said Tract A; thence on an assumed bearing of South 89 degrees 55 minutes 03 seconds East along the northerly line of said Tract A a distance of 430.00 feet to the point of beginning of the line to be described; thence South 17 degrees 02 minutes 42 seconds East a distance of 408.70 feet; thence on a bearing of East to the east line of said Tract A and said line there terminating. Resolution 2011-103 (2011002) Page 2 M That part of Government Lot 2, Section 9, Township 118, Range 22, lying Northerly of the Railroad Right of Way, and that part of the Southeast Quarter of the Northeast Quarter of Section 9, Township 118, Range 22, lying Northerly of the Railroad Right of Way, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD and RSF-2 to RSF-3. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for reclassification of the zoning from FRD and RSF-2 to RSF-3 for the 151 -acre site located at 5313, 5323, and 5455 Juneau Lane (as legally described above), based on the following findings: 1. The RSF-3 zoning and proposed density would be consistent with the LA -R2 guiding, pursuant to the comprehensive plan. 2. The proposed single-family development and lot arrangement would be consistent with the comprehensive plan and would comply with city standards. 3. Adequate infrastructure would be available to support RSF-3 zoning and the proposed development for this site. ADOPTED by the City Council on April 12, 2011.
