RESOLUTION 99-486
APPROVING FINAL PLAT FOR MOEN LEUER CONSTRUCTION FOR "PLYMOUTH
PONDS BUSINESS PARK THIRD ADDITION" FOR PROPERTY LOCATED NORTH OF
MEDINA ROAD, SOUTH OF HIGHWAY 55, AND WEST OF HOLLY LANE (98201-F)
WHEREAS, Moen Leuer Construction has requested approval of a final plat for Plymouth Ponds
Business Park Third Addition to create four lots for property legally described as follows:
The south 344.3 feet of the southwest quarter of the southwest quarter of Section 17,
Township 118, Range 22, Hennepin County, Minnesota; and,
Outlot D, Cornerstone Commons Addition; and,
Outlot A, Cornerstone Commons 4th Addition Addition.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Moen
Leuer Construction for a final plat, subject to the following conditions:
1. This final plat approves four lots, in accordance with the plans received by the City on
October 15, 1999, except as amended by this Resolution.
2. Wetland buffer monuments shall be located adjacent to all wetlands in accordance with
Section 21670.07 of the Plymouth Zoning Ordinance.
3. The final plat for Cornerstone Commons 4th Addition must be recorded prior to recording
Plymouth Ponds Business Park Third Addition.
4. Outlot B, Plymouth Ponds Business Park shall be combined with Lot 1, Block 1, Plymouth
Ponds Business Park Third Addition as one tax parcel.
5. Show the existing sanitary sewer easement on the plat.

6. The applicant shall provide an easement over the existing Plymouth Ponds development to
allow the shared use of the Co. Rd. 24 access.
7. The necessary cross access and parking agreements shall be recorded prior to issuance of
building permits.
8. Standard Conditions:
a) Compliance with the City Engineer's Memorandum.
b) Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new
structures on sites adjacent to, or containing any open storm water drainage facility.
c) Submission of the required Financial Guarantee and Site Performance Agreement for
completion of site improvements within twelve months of the date of this Resolution.
d) Any subsequent phases or expansions are subject to required reviews and approvals per
Ordinance provisions.
e) Compliance with the Ordinance regarding the location of fire hydrants, fire lanes, and fire lane
signage.
f) An 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or
reduction of any site improvement bonds per City Policy.
g) The permit is subject to all applicable codes, regulations and ordinances, and violation thereof
shall be grounds for revocation.
h) Park dedication fees shall be cash fees in lieu of land dedication in accordance with the
dedication policy in effect at the time of recording the final plat.
