APPROVING PUD GENERAL PLAN AMENDMENT FOR HANS HAGEN HOMES TO
INCREASE THE SIZE OF THE DAY CARE BUILDING FOR PLYMOUTH STATION
LOCATED SOUTH OF HWY 55, NORTH OF MEDINA ROAD, AND EAST OF CO. RD. 24

WHEREAS, Hans Hagen Homes has requested approval of a PUD general plan amendment for
property legally described as follows:
Lot 1, Block 1, Plymouth Station, Hennepin County, Minnesota described as follows:
Commencing at the southeast corner of said Lot 1; thence South 88 degrees 56 minutes 41
seconds West, assumed bearing along the south line of said Lot 1 a distance of 64.50 feet to the
point of beginning of the land to be described; thence North 1 degree 03 minutes 19 seconds West
132.00 feet; thence North 68 degrees 29 minutes 19 seconds West 21.00 feet; thence North 21
degrees 52 minutes 19 seconds West 73.00 feet; thence North 86 degrees 08 minutes 19 seconds
West 217.00 feet; thence South 18 degrees 00 minutes 21 seconds West 205.67 feet to said south
line of Lot 1 thence easterly along said south line 245.07 feet being a nontangential curve concave
to the north having a radius of 918.51 feet, a central angle of 15 degrees 17 minutes 14 seconds
and a chord that bears South 83 degrees 24 minutes 41 seconds East; thence continuing along
said south line tangent to said curve North 88 degrees 56 minutes 41 seconds East a distance of
86.53 to the point of beginning.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Hans
Hagen Homes for a PUD general plan amendment to increase the size of the day care, subject to
the following conditions:

1. A PUD amendment is approved in accordance with the application and plans received by the
City on July 21, 1999, except as amended by this resolution.
2. A PUD general plan amendment is granted to increase the size of the building from 6,030
square feet to 8,632 square feet for Plymouth Station, in accordance with the application and
plans received by the City on July 21, 1999.
3. The improvements shall not reduce the height of the berm as it currently exists.
4. The use of the building shall be for a day care only as established in the PUD general plan.
5. The day care building shall be completed by June 30, 2000.
6. The day care building shall be constructed in accordance with all approved standards and
conditions of the PUD general plan, except as amended by the resolution.
