RESOLUTION 99-252
APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED AT 710
and 730 COUNTY ROAD 101 (99017)
WHEREAS, Jem Properties has requested reclassification of the zoning from RSF-1 (Single
Family Detached 1) to RSF-2 (Single Family Detached 2) for 3.2 acres of land located at 710 and
730 County Road 101, legally described as follows:
All that part of the Southwest Quarter of the Northwest Quarter of Section 32, Township 118,
North Range 22, West of the Fifth Principal Meridian, described as follows: Beginning at a point
in the centerline of State Highway No. 101 (being 248 feet North of the Southwest corner of the
Southwest Quarter of the Northwest Quarter of Section 32, Township 118, Range 22); thence
North along said centerline 247 feet to an iron pipe; thence East 882 feet to an iron pipe; thence
South 247 feet to an iron pipe; thence 882 feet to the place of beginning, EXCEPT that part lying
within Burl Oaks 2nd Addition.

WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from RSF-1
(Single Family Detached 1) to RSF-2 (Single Family Detached 2).
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from RSF-1 (Single Family Detached 1) to RSF-2 (Single Family
Detached 2) for 3.2 acres of land located at 710 and 730 County Road 101, based on the
following findings:
1. The proposed rezoning is consistent with the comprehensive plan and other City policies and
plans.
2. The proposed development meets the standards of the RSF-2 (Single Family Detached 2)
zoning district.
3. The proposed zoning would be consistent with the existing zoning to the south and east.

4. The proposed RSF-2 zoning allows a development that meets the City's density goal specified
in the City's housing plan.
5. There is adequate infrastructure available to support the RSF-2 zoning and single family
development proposed for this site.
