RESOLUTION 99-227
APPROVING PRELIMINARY AND FINAL PLAT FOR ROTTLUND HOMES FOR
CORNERSTONE COMMONS 2ND ADDITION" FOR PROPERTY LOCATED NORTH OF
MEDINAROAD, SOUTH OF HIGHWAY 55, AND EAST OF CO. RD. 101 (99030)
WHEREAS, Rottlund Homes has requested approval of a prelimnary and final plat for
Cornerstone Commons 2nd Addition, containing four lots for property legally described as
follows:
Lots 71 and 72, Block 3, Cornerstone Commons.
WHEREAS, the City staff has prepared a development contract covering the improvements
related to said plat.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Rottlund Homes for a preliminary and final plat, subject to the following conditions:
1. This preliminary and final plat is for four lots, in accordance with the plans received by the
City on March 30, 1999, except as amended by this Resolution.
2. The entrances to the private streets shall incorporate different paving materials to identify the
change from public to private streets.
3. The applicant shall place street signs at the entrances to the private drives that identify the
name of the streets and the range of addresses.
4. Standard Conditions:
a) Compliance with the City Engineer's Memorandum.

b) Compliance with the Zoning Ordinance regarding minimum floor elevations for new structures
on sites adjacent to, or containing any open storm water drainage facility.
c) Any subsequent phases or expansions are subject to required reviews and approvals per
Ordinance provisions.
d) Compliance with the City Code regarding the location of fire hydrants, fire lanes, and fire lane
signage.
e) Park dedication fees shall be cash fees in lieu of land dedication in accordance with the
dedication policy in effect at the time of recording the final plat.
