RESOLUTION 99-100
APPROVING FINAL PLAT FOR CONTRACTOR PROPERTY DEVELOPERS
COMPANY FOR PROPERTY LOCATED NORTH OF SCHMIDT LAKE ROAD AT
TRENTON PLACE (99007)
WHEREAS, Contractor Property Developers Company has requested final plat approval
for Quail Hollow 2nd Addition, a plat of one single family lot for property located north of
Schmidt Lake Road at Trenton Place; and
WHEREAS, the subject property is presently legally described as follows:
Outlot A, Quail Hollow.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the
request of Contractor Property Developers Company for a final plat for Quail Hollow 2nd
Addition, for property located north of Schmidt Lake Road at Trenton Place, subject to
the following conditions and findings:
1. A final plat is approved for Quail Hollow 2nd Addition in accordance with the
application and plans received by the City on January 21, 1999, except as amended by
this resolution.
2. Access shall be limited to Trenton Place North and prohibited from Schmidt Lake
Road.
3. A 30 -foot wide wetland buffer strip shall be established and maintained adjacent to the
wetland, and a 15 foot structure setback shall be maintained from the buffer edge, with
the use of extraordinary management practices as outlined in the Zoning Ordinance.

4. The applicant shall install the permanent wetland buffer monuments prior to issuance
of any building permits.
5. Standard Conditions:
a. Compliance with the City Engineer's Memorandum.
b. Removal of any hazardous trees from the property at the owner's expense.
c. Compliance with Zoning Ordinance requirements regarding minimum floor
elevations for new structures on sites adjacent to, or containing any open storm
water drainage facility.
d. No building permits shall be issued until the final plat is filed and recorded with
Hennepin County.
e. Payment of park dedication fees -in -lieu of dedication in accordance with the
Dedication Policy in effect at the time of recording the final plat.
f. Addressing shall comply with the street addressing system.
g. No variances are granted or implied.
