RESOLUTION 99-97
APPROVING FINAL PLAT FOR THE CITY OF PLYMOUTH FOR "PLYMOUTH
COMMUNITY CENTER" LOCATED NORTH OF 34TH AVENUE BETWEEN PLYMOUTH
BOULEVARD AND FERNBROOK LANE (98153)
WHEREAS, the City of Plymouth has requested approval of a final plat to create one lot and one
outlot for Plymouth Community Center, located north of 34th Avenue between Plymouth Boulevard
and Fernbrook Lane; and
WHEREAS, the property is presently legally described as Outlot A, Park Place Addition;
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the final plat for Plymouth
Community Center; and,
FURTHER, that the following conditions be met prior to recording of, and related to said plat:
1. This final plat approval is for creation of one lot and one outlot for Plymouth Community
Center, in accordance with the plans received by the City on February 8, 1999, except as
amended by this resolution.
2. Standard Conditions:
a. Compliance with the City Engineer's Memorandum.
b. Removal of all hazardous trees from the property at the owner's expense.
c. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new
structures on sites adjacent to, or containing any open storm water drainage facility.
d. No building permits shall be issued until the final plat is filed and recorded with Hennepin
County.
e. Submittal of required utility and drainage easement documents as approved by the City
Engineer prior to filing the final plat.
f. Addresses shall comply with the street addressing system.
g. No Zoning Ordinance variances are granted or implied.
