HomeMy WebLinkAboutCity Council Resolution 1998-735CITY OF PLYMOUTH RESOLUTION 98-735 APPROVING FINAL PLAT FOR HANS HAGEN HOMES, INC FOR PROPERTY LOCATED EAST OF CO. RD. 24, SOUTH OF MEDINA ROAD, AND WEST OF GARLAND LANE (98188) WHEREAS, Hans Hagen Homes, Inc. has requested final plat approval for Seven Ponds Seventh Addition, a plat of four single family lots on property located east of Co. Rd. 24, south of Medina Road, and west of Garland Lane, WHEREAS, the subject property is legally described as follows: Lots 1 - 4, Block 1, Seven Ponds Seventh Addition. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request of Hans Hagen Homes, Inc. for a final plat for property located east of Co. Rd. 24, south of Medina Road, and west of Garland Lane, subject to the following conditions and findings: 1. A final plat is approved for Seven Ponds Seventh Addition in accordance with the application received by the City on October 26, 1998, except as amended by this resolution. 2. Access shall be limited to Garland Lane and prohibited from Medina Road and County Road 24. 3. Standard Conditions: a. Compliance with the City Engineer's Memorandum. b. Removal of all hazardous trees from the property at the owner's expense. Resolution 97-735 (98188) Page 2 c. Compliance with Zoning Ordinance requirements regarding minimum floor elevations for new strictures on sites adjacent to, or containing any open storm water drainage facility. d. No building permits shall be issued until the Final Plat is filed and recorded with Hennepin County. e. Submittal of required utility and drainage easement documents as approved by the City Engineer prior to filing the Final Plat. f. Payment of park dedication fees -in -lieu of dedication in accordance with the Dedication Policy in effect at the time of recording the Final Plat. Park dedication fees shall apply to the two new lots only, and not the two existing lots that contain single family homes g. Addresses shall comply with the street addressing system. h. No Zoning Ordinance Variances are granted or implied. Approved by the City Council on December 16, 1998.
