RESOLUTION 98-691
APPROVING FINDINGS OF FACT FOR REZONING OF THE PROPERTY LOCATED AT
16220 OLD ROCKFORD ROAD (98162)
WHEREAS, Theodore Flesner has requested rezoning from FRD (Future Restricted
Development) to RSF-2 (Single Family Detached 2) for the approximately 2.5 -acre parcel located
at 16220 Old Rockford Road. The property is more specifically described as follows:
That part of the east '/z of the northeast '/4 section 17-118-22 bounded by a line beginning at the
northwest corner of the southeast '/4 of the northeast '/4 of Section 17; thence north along the west
line of said east '/z of the northeast'/4 264 feet; thence east at right angles 330 feet; thence south at
right angles 446.8 feet more or less to the center line of State Highway No. 55 (so called); thence
northwesterly along the center line of said Highway No. 55 369.65 feet more or less to the west
line of the east '/z of the northeast '/4 of said Section 17; thence north 16.6 feet more or less to the
point of beginning containing about 2.75 acres and excepting therefrom that part taken for road
purposes, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said requests at a duly called Public Hearing.
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from FRD
(Future Restricted Development) to RSF-2 (Single Family Detached 2).
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from FRD (Future Restricted Development) to RSF-2 (Single
Family Detached 2) for the roughly 2.5 -acre parcel, based on the following findings:
1. The proposed rezoning is consistent with the Comprehensive Plan and other City policies and
plans.
2. The existing parcel meets the standards of the proposed RSF-2 (Single Family Detached 2)
zoning district.

3. There is adequate infrastructure available to support the RSF-2 zoning.
