HomeMy WebLinkAboutCity Council Resolution 1998-688CITY OF PLYMOUTH RESOLUTION 98-688 APPROVING FINAL PLAT FOR CALIBER DEVELOPMENT CORPORATION FOR PROPERTY LOCATED AT THE NORTHWEST QUADRANT OF POLARIS LANE NORTH AND 25"' AVENUE NORTH (98146F) WHEREAS, Caliber Development Corporation has requested approval of a final plat for Parkers Lake Corporate Center 10"' Addition; and WHEREAS, this 2.17 -acre site is presently legally described as Outlot A, Parkers Lake Corporate Center 8"' Addition, Hennepin County, Minnesota; and WHEREAS, the Development Review Committee has reviewed said request and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Caliber Development Corporation for a final plat for Parkers Lake Corporate Center 10"' Addition, subject to the following conditions: 1. The final plat shall be in compliance with the plans received by the City on August 6, 1998 and revisions received on September 15, 1998, and October 9, 1998, except as amended by this resolution. 2. The words "and for ponding purposes" shall be added to the plat along the west property line. 3. Payment of park dedication fees in lieu of dedication is due at the time of building permit issuance. Resolution 98-688 Page 2 4. Standard Conditions: a. Compliance with the City Engineer's Memorandum. b. Removal of all hazardous trees from the property at the owner's expense. c. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new strictures on sites adjacent to, or containing any open storm water drainage facility. d. Submission of the required Financial Guarantee and Site Performance Agreement for completion of site improvements, including but not limited to installation of buffer monument signs. e. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. f. Compliance with the Ordinance regarding the location and number of fire hydrants. g. Submittal of required utility and drainage easements as approved by the City Engineer prior to filing the final plat. h. Submittal and approval of fire flow data prior to filing the final plat. i. The Developer shall hold the City and its officers, employees, and agents harmless from claims made by itself and third parties for damages sustained or costs incurred resulting from plat approval and development. The Developer shall indemnify the City and its officers, employees, and agents for all costs, damages, or expenses which the City may pay or incur in consequence of such claims, including attorneys' fees. Approved by the City Council on November 4, 1998.
