HomeMy WebLinkAboutCity Council Resolution 1998-657CITY OF PLYMOUTH RESOLUTION 98 - 657 APPROVING FINAL PLAT FOR LANDFORM ENGINEERING COMPANY FOR "PIKE LAKE WOODS 3PJ' ADDITION" LOCATED NORTH OF BASS LAKE ROAD, WEST OF THE BASS LAKE COMMERCIAL CENTER AND EAST OF GOLDENROD LANE (98170) WHEREAS, Landform Engineering Company has requested approval of a final plat for Pike Lake Woods -1 Addition, containing 28 lots located north of Bass Lake Road, west of the Bass Lake Commercial Center and east of Goldenrod Lane; and WHEREAS, the property is legally described as follows: Outlot A, Pike Lake Woods 2"a Addition, Hennepin County, Minnesota. NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the final plat for Pike Lake Woods -1 Addition, subject to following: 1. This final plat approves 28 townhouse lots, in accordance with the plans received by the City on September 11, 1998, and revisions received on October 21, 1998, except as amended by this resolution. 2. No building permits shall be issued until the final plat is filed and recorded with Hennepin County. 3. No building permits shall be issued until City staff approves the PUD final plan. 4. The uses allowed in this PUD are any permitted, accessory, conditional or interim uses allowed in the RMF- I (Multiple Family 1) Zoning District. 5. Development standards shall be as specified in the RMF -I zoning district, except that the side yard setback shall be 6 feet (regardless of the location of the garage). Resolution 98-657 (98170) Page 2 6. A map at a scale of 1 inch equals 200 feet, indicating the proposed street names, based on City Grid System shall be submitted. 7. The existing trail along the north side of Bass Lake Road is not to be used for access or storage during constriction. Any damage done to the trail is to be repaired at the developer's expense. 8. Building permits are required prior to installation of signage. Signage for this site shall be in compliance with the Sign Ordinance. The current ordinance allows two area identification signs, up to 32 square feet per sign, for each residential development. Residential subdivisions include all phases of approved developments. 9. Complete engineered plans are required for all retaining walls over eight feet. 10. Decks, porches and patios must be addressed on "house pad constriction details" on sheet C3.2 or removed from steep lots. 11. Private streets shall be signed for fire lanes. 12. Hammerhead turnaround shall comply with City dimensional requirements. 13. Address and street name signage required at entry point to private streets. 14. Standard Conditions: a. Compliance with the City Engineer's Memorandum. b. Removal of all hazardous trees from the property at the owner's expense. c. Compliance with Policy Resolution 79-80 regarding minimum floor elevations for new strictures on sites adjacent to, or containing any open storm water drainage facility. d. Submission of the required Financial Guarantee and Site Performance Agreement for completion of site improvements, including but not limited to installation of buffer monument signs. e. Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. f. Compliance with the Ordinance regarding the location and number of fire hydrants. g. Park dedication fees shall be cash fees -in -lieu of land dedication in accordance with the dedication policy in effect at the time the final plat is recorded. This fee shall be paid prior to release of the final plat mylars. h. No building permits shall be issued until a contract has been awarded for constriction of municipal sewer and water. i. Submittal of required utility and drainage easements as approved by the City Engineer prior to filing the Final Plat. j. Submittal and approval of fire flow data prior to filing the final plat. k. Street names shall comply with the City Street Naming System. Resolution 98-657 (98170) Page 3 1. Private driveway access shall be limited to internal public roads and restricted from Bass Lake Road. m. The Developer shall hold the City and its officers, employees, and agents harmless from claims made by itself and third parties for damages sustained or costs incurred resulting from plat approval and development. The Developer shall indemnify the City and its officers, employees, and agents for all costs, damages, or expenses which the City may pay or incur in consequence of such claims, including attorneys' fees.
