RESOLUTION 98-624
APPROVING A MINOR PUD PLAN AMENDMENT FOR LARKIN, HOFFMAN, DALY &
LINDGREN, LTD. TO ALLOW THE CONSTRUCTION OF TWO ADDITIONAL DOCK
BAYS AND RELATED SITE IMPROVEMENTS ON PROPERTY LOCATED EAST OF
CAMPUS DRIVE AND NORTH OF 26TH AVENUE NORTH (98150)
WHEREAS, Larkin, Hoffman, Daly & Lindgren, Ltd. has requested approval of a Minor PUD
General Plan Amendment for property legally described as follows; and
Lot 1, Block 1, Northwest Business Campus 8t1' Addition
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Meeting
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Larkin,
Hoffman, Daly & Lindgren, Ltd. for a Minor PUD General Plan Amendment to amend the site
plan, subject to the following conditions:
1. A Minor PUD General Plan Amendment is approved in accordance with the application and
plans received by the City on August 14, 1998, except as amended by this resolution.
2. The applicant shall make use of the following best management practices: a) additional
erosion control during constriction and until the site is fiilly vegetated, b) the use of
phosphorus free fertilizer, c) parking lot sweeping program, and d) maintenance of natural
vegetation between the City trail and Plymouth Creek.
3. All waste and waste containers shall be stored inside the building, and outside storage is
prohibited.
4. The applicant shall comply with the conditions outlined in the City Engineer's Memorandum.

5. The plans shall be revised so as to permit no increase in impervious surface from the current
condition.
6. Standard Conditions:
a) Submission of the required Financial Guarantee and Site Performance Agreement for
completion of site improvements within twelve months of the date of this Resolution.
b) Any subsequent phases or expansions are subject to required reviews and approvals
per Ordinance provisions.
c) Compliance with the City Code regarding the location of fire hydrants, post indicator
valve, fire department connection, fire lanes, and fire lane signage prior to issuance of
building permits.
d) An 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the
release or reduction of any site improvement bonds per City Policy.
e) This approval shall expire one year after the date of approval, unless the property
owner or applicant has substantially started constriction of the project, or unless the
landowner or applicant has received prior approval from the City to extend the
expiration date for up to one additional year, as regulated under Section 21045.09 of
the Zoning Ordinance.
