RESOLUTION 98-542
APPROVING LAND USE GUIDE PLAN AMENDMENT FOR LANDFORM ENGINEERING
COMPANY FOR PROPERTY LOCATED NORTH OF BASS LAKE ROAD, WEST OF THE
BASS LAKE COMMERCIAL CENTER AND EAST OF GOLDENROD LANE (98108)
WHEREAS, Landform Engineering Company requested reclassification of the land use guiding
from C (Commercial) and LA -1 (Living Area 1) to LA -2 (Living Area 2) for 8.38 -acres property
legally described as follows;
All that part of Government Lot 3, Section 2, Township 118, Range 22, described as follows:
Commencing at the point or intersection of the center line of County Road No. 10 with a line
drawn parallel to and 193.64 feet Southeasterly from the Easterly line of Lot 45, Morrison's Lake
View Addition; thence Northerly along said parallel line to the point of its intersection with the
Southerly line of Lot 42 of said addition; thence Southeasterly along the Southerly line of said Lot
42 and along an extension of said line a distance of 160.45 feet; thence Southwesterly on a line
parallel to said Easterly line of Lot 45 of said Addition, which line coincides with and forms a part
of the Westerly line of Lot 52 of said addition, to the center line of said road; thence
Northwesterly along the center line of said road to the point of beginning, according to the United
States government Survey;
And
That part of Lot 52, lying Southeasterly of a line running Northeasterly from the Southeast corner
of Lot 42 to a point 450 feet North of the Northeast corner of Lot 51, Morrison's Lake View
Addition;
And
That part of Government Lot 3, Section 2, Township 118, Range 22, described as follows:
Commencing at an extension southwesterly of the center line of County Road No. 10 with an
extension southwesterly of the southeasterly line of Lot 52 of Morrison's Lake View Addition;
thence northeasterly along said extended line and along the southeasterly line of said Lot 52 to the

northeastern extremity of said line as shown upon the plat of said addition; thence at right angels
southeasterly a distance of 200 feet; thence at right angles southwesterly on a line parallel to the
line first above described to the point of its intersection with the center line of said road; thence
northwesterly along the center line of said road to the point of beginning.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by
Landform Engineering Company for reclassification of the land use guiding from C (Commercial)
and LA -1 (Living Area 1) to LA -2 (Living Area 2) for property located north of Bass Lake Road,
west of the Bass Lake Commercial Center and east of Goldenrod Lane, based on the following
findings:
1. The proposed residential guiding better meets the location criteria in the comprehensive plan
than the combination of commercial and low density residential guiding.
2. The proposed guiding would provide needed residential land use opportunities.
3. The proposed guiding would allow for orderly development by permitting expansion of Pike
Lake Woods.
4. Reguiding would have no significant impact on the supply of Commercial or LA -1 land in the
City, but it would provide additional LA -2 land, which is currently in limited supply.
5. Reclassifying the site from C and LA -1 to LA -2 would have no adverse impacts on the sewer,
water, or transportation system.
6. The proposed guiding is consistent with the City's Housing Plan.
FURTHER, approval of the Land Use Guide Plan Amendment is contingent upon, and subject to,
the required review and response by the Metropolitan Council.
