ROBERT PAULSON FOR PROPERTY LOCATED AT LOTS 4 AND 5, BLOCK 6, SUNNY ACRES SECOND ADDITION (98105) WHEREAS, an application has been filed by J. Robert Paulson which requests approval of a lot division and lot consolidation to divide and consolidate two parcels of land located in Sunny Acres Second Addition, as legally described on Attachment One, attached hereto and hereby made a part hereof; and WHEREAS, the proposed lot arrangement for which the lot division and lot consolidation is sought is as legally described on Attachment Two, attached hereto and hereby made a part hereof; and WHEREAS, the City Council has fully considered the request for the lot division/lot consolidation. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the lot division/lot consolidation for J. Robert Paulson subject to the following conditions: 1. This Resolution approves a lot division/lot consolidation for Lots 4 and 5, Block 6, Sunny Acres Second Addition, in accordance with the Plans received by the City on June 5, 1998. 2. Compliance with the City Engineer's Memo. 3. Submittal of required drainage and utility easement documents as approved by the City Engineer prior to filing of the lot division/lot consolidation. PARCEL B (17315 -24th Avenue) Lot 5, Block 6, Sunny Acres Second Addition, Hennepin County, Minnesota. Note. The parcel designations used herein are for convenience only and do not represent an integral part of the legal descriptions. Resolution 98-415 (98105) Page 4 of 4 ATTACHMENT TWO (PROPOSED LEGAL DESCRIPTIONS) PARCEL A (17325 -24th Avenue) All of Lot 4 and that part of Lot 5, Block 6, Sunny Acres Second Addition, Hennepin County, Minnesota, that lies northerly from the following described line: Commencing at the Southwest corner of said Lot 5; thence on an assumed bearing of North 1 degree 51 minutes 40 seconds West along the West line of said Lot 5 a distance of 161.13 feet to the point of beginning of the line to be described; thence North 42 degrees 50 minutes 50 seconds East a distance of 192.11 feet to a point on the North line of said Lot 5 which lies 43 feet west of the northeast corner thereof and there terminating. PARCEL B (17315 -24th Avenue) That part of Lot 5, Block 6, Sunny Acres Second Addition, Hennepin County, Minnesota that lies southerly from the following described line: Commencing at the Southwest corner of said Lot 5; thence on an assumed bearing of North 1 degree 51 minutes 40 seconds West along the West line of said Lot 5 a distance of 161.13 feet to the point of beginning of the line to be described; thence North 42 degrees 50 minutes 50 seconds East a distance of 192.11 feet to a point on the North line of said Lot 5 which lies 43 feet west of the northeast corner thereof and there terminating.
