HomeMy WebLinkAboutCity Council Resolution 1998-338CITY OF PLYMOUTH RESOLUTION 97 - 338 APPROVING A SITE PLAN AMENDMENT FOR A BUILDING ADDITION AND AN INTERIM USE PERMIT TO REDUCE THE NUMBER OF REQUIRED PARKING STALLS LOCATED AT 2700 RANCHVIEW LANE NORTH (98052) WHEREAS, Lundell Manufacturing has requested a site plan amendment for a 50,600 square foot building addition and an interim use permit to reduce the number of required parking stalls from 245 stalls to128 stalls on property legally described as follows: Part of Lot 1, Block 2, Metro Industrial Park. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Lundell Manufacturing for a site plan amendment and interim use permit, subject to the following conditions: 1. The site plan amendment is for construction of a 50,600 square foot building addition, as shown on plans received on March 20, 1998, except as amended by this resolution. 2. The interim use permit is to permit a reduction in the number of required parking stalls from 245 to 128, according to the plans received by the City on March 20, 1998, except as amended by this resolution. 3. All lighting shall comply with minimum Zoning Ordinance requirements, and may not exceed 0.5 foot candle at the property line. Resolution 98-338 (98052) Page 2 of 3 4. The Interim Use Permit shall terminate if any of the following events occur: a) The use of the building changes to a use that increases the need for parking spaces. b) City staff documents a parking problem associated with inadequate parking. c) The floor area of the building is increased in size. 5. The southwest corner of the property shall be maintained as open space until such time as additional parking is needed or required. 6. All waste and waste containers shall be stored inside the building, and outside storage is prohibited. 7. All rooftop equipment shall be screened or painted to match the exterior of the building. 8. Construction hours shall be limited to 7:00 a.m. to 7:00 p.m., Monday through Saturday. 9. The applicant shall comply with the conditions outlined in the City Engineer's Memorandum. 10. Standard Conditions: a) Submission of the required Financial Guarantee and Site Performance Agreement for completion of site improvements within twelve months of the date of this Resolution. b) Any subsequent phases or expansions are subject to required reviews and approvals per Ordinance provisions. c) Compliance with the City Code regarding the location of fire hydrants, post indicator valve, fire department connection, fire lanes, and fire lane signage prior to issuance of building permits. d) An 8 1/2 x 11 inch "As Built" Fire Protection Plan shall be submitted prior to the release or reduction of any site improvement bonds per City Policy. e) This approval shall expire one year after the date of approval, unless the property owner or applicant has substantially started construction of the project, or unless the landowner or applicant has received prior approval from the City to extend the expiration date for up to one additional year, as regulated under Section 21045.09 of the Zoning Ordinance.
