RESOLUTION 98 - 274
APPROVING FINAL PLAT FOR MOEN LEUER CONSTRUCTION, INC. FOR "WEST
GLEN CORPORATE CENTER" LOCATED NORTH OF HIGHWAY 55, SOUTH OF 36TH
AVENUE AND EAST OF ROCKFORD ROAD (97012F)
WHEREAS, Moen Leuer Constriction, Inc. has requested approval of a final plat to create two
lots for West Glen Corporate Center, for the 17 -acre site located north of Highway 55, south of
36"' Avenue and east of Rockford Road; and
WHEREAS, the property is presently legally described as:
That part of the west half of the northeast quarter of Section 20, Township 118, Range 22, which
lies north of the northeasterly right of way line of State Highway Number 55, except road; and
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the final plat for West
Glen Corporate Center; and,
FURTHER, that the following conditions be met prior to recording of, and related to said plat:
1. This final plat approval is for creation of two lots as West Glen Corporate Center, in
accordance with the plans received by the City on April 17, 1998, except as amended by this
resolution.
2. The wording "also for ponding purposes" shall be added to the final plat mylar.
3. A maintenance agreement is required between the Developer and the City for the water quality
pond, and must be filed with the final plat.

4. Private cross -easement agreements for access, driveways, parking, ponds, storm sewer,
watermain and sanitary sewer between Lots 1 and 2 shall be filed with the final plat. Proof of
recording shall be provided prior to issuance of building permits.
5. Standard Conditions:
a. Compliance with the City Engineer's Memorandum.
b. Submission of a Site Improvement Performance Agreement prior to issuance of
building permits.
c. No building permits shall be issued until the final plat is filed and recorded with
Hennepin County.
d. Submittal of required utility and drainage easements as approved by the City Engineer
prior to filing the final plat.
