RESOLUTION 98 - 189
APPROVING A SITE PLAN AMENDMENT AND CONDITIONAL USE PERMIT
FOR HONEYWELL SSEC LOCATED AT 12001 STATE HIGHWAY 55 (98006)
WHEREAS, Symmes Maini & McKee Associates/Winsor Faircy has requested a site plan
amendment for a building addition, installation of two cooling towers and the removal and
replacement of an underground fuel tank to an above ground location, and a conditional
use permit to allow a 26 -foot high cooling tower where 20 feet is the maximum height for
accessory strictures for the Honeywell SSEC facility in the B -C (Business Campus)
Zoning District on property legally described as follows:
Lot 1, Block 1, Honeywell Solid State Division, Hennepin County, Minnesota.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public
Hearing and recommends approval;
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF
THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the
request by Symmes Maini & McKee Associates/Winsor Faricy for a site plan amendment
and a conditional use permit to exceed the maximum height for accessory strictures for
Honeywell SSEC, subject to the following conditions:
The site plan amendment is for constriction of an office level and penthouse addition
above an existing lower level, installation of two cooling tower units, and the removal
and relocation of an underground fiiel tank, as shown on plans received on January 30,
1998, except as amended by this resolution.
2. The conditional use permit is to allow two 26 -foot high cooling tower units accessory
to permitted uses in the B -C zoning district, according to the plans received by the
City on January 30, 1998, except as amended by this resolution.

3. Building permits are required prior to commencing constriction.
4. Prior to issuance of building permits, the landscape plan shall be revised to replace the
twenty 3 -foot to 4 -foot conifers with twenty 6 -foot conifers. The other twenty trees
shall remain at the heights proposed.
5. The old cooling unit on building F shall be removed after the installation of the first
new cooling tower and prior to issuance of building permits for the second new
cooling tower.
6. The above ground fuel storage tank installation and protection shall be in compliance
with fire code requirements.
7. The operation of the cooling tower units shall comply with all MPCA noise standards.
8. Standard Conditions:
a. Submission of the required Financial Guarantee and Site Performance Agreement
for completion of site improvements within twelve months of the date of this
Resolution.
b. Any subsequent phases or expansions are subject to required reviews and
approvals per Ordinance provisions.
c. Compliance with the Ordinance regarding the location of fire hydrants, post
indicator valve, fire department connection, fire lanes, and fire lane signage prior
to issuance of building permits.
d. An 8 1/2 x I I inch "As Built" Fire Protection Plan shall be submitted prior to the
release or reduction of any site improvement bonds per City Policy.
e. This approval shall expire one year after the date of approval, unless the property
owner or applicant has substantially started constriction of the project, or unless
the landowner or applicant has received prior approval from the City to extend
the expiration date for up to one additional year, as regulated under Section
21045.09 of the Zoning Ordinance.
