RESOLUTION 98 - 171
APPROVING PLANNED UNIT DEVELOPMENT (PUD) GENERAL PLAN AMENDMENT
FOR BAKER PARTNERS, INC. FOR A MASTER SIGN PLAN FOR THE PLYMOUTH
COLLECTION LOCATED IN THE NORTHWESR QUADRANT OF I-494 AND ROCKFORD
ROAD (98014)
WHEREAS, Baker Partners, Inc. has requested a PUD General Plan Amendment for a master
sign plan for the Plymouth Collection PUD legally described as Lots 1-4, Block 1, Plymouth
Collection, Hennepin County, Minnesota; and
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Baker
Partners, Inc. for a PUD General Plan Amendment for a master sign plan for the Plymouth
Collection, subject to the following conditions:
1. A PUD General Plan Amendment is approved for a master sign plan in accordance with the
plans and standard sign criteria received by the City on February 18, 1998, except as amended
by this resolution.
2. All signs shall comply with Section 21155 (sign regulations) of the Zoning Ordinance, except
as specifically approved or restricted under the master sign plan.
3. This resolution approves three freestanding signs for this PUD, as follows:
a. One sign (existing) of 70 square feet in sign area on Lot 1 for the exclusive use of the
stricture located on Lot 1.
b. One monument -type sign (new) of 73 square feet in sign area and 15 feet in height on Lot
2 for the exclusive use of the stricture located on Lot 3.

c. One pylon -type sign (new) of 159 square feet in sign area and 36 feet in height on Lot 4
for five major uses in the PUD, including the freestanding restaurant proposed for Lot 4,
the gas/convenience store proposed for Lot 3, the existing office building on Lot 1, and
two retail tenants in the shopping center proposed for Lot 2.
4. Window signs shall not cover more than twenty-five (25) percent of the window area in which
they are located. Window signs shall not use neon paint, tape, chalk, or paper.
5. No signs except for required address signs shall be located on the north wall of the strictures
on Lots 2 and 3.
6. The stricture on Lot I (existing Burnet office) shall not have any wall signage if uses in this
stricture are represented on the pylon sign on Lot 4.
7. Standard Conditions:
a. Submission of the required Financial Guarantee and Site Performance Agreement for
completion of site improvements within twelve months of the date of this Resolution.
b. The developer shall record appropriate easements, as approved by the City, to provide
access to, and maintenance of, the freestanding signs.
c. Any subsequent phases or expansions are subject to required reviews and approvals per
Ordinance provisions.
