RESOLUTION 98 - 68
APPROVING FINAL PLAT AND DEVELOPMENT CONTRACT FOR UNITED PROPERTIES
FOR "PLYMOUTH WOODS OFFICE CENTER" LOCATED AT THE SOUTHEAST CORNER
OF FERNBROOK LANE AND 34TH AVENUE (97160-F)
WHEREAS, United Properties has requested approval of a Final Plat to create two lots for Plymouth
Woods Office Center, for the 15.32 -acre site located at the southeast corner of Fernbrook Lane and
34"' Avenue; and
WHEREAS, the property is presently legally described as Outlot A, Plymouth Freeway Center 4"'
Addition; and
WHEREAS, the City staff has prepared a Development Contract covering the improvements related
to said plat.
NOW THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF
PLYMOUTH, MINNESOTA, that it should and hereby does approve the Final Plat for Plymouth
Woods Office Center; and,
FURTHER, that the Development Contract for said plat be approved, and that the Mayor and City
Manager be authorized to execute the Development Contract on behalf of the City; and,
FURTHER, that the following conditions be met prior to recording of, and related to said plat:
1. This Final Plat approval is for creation of two lots as Plymouth Woods Office Center, in
accordance with the plans received by the City on December 9, 1997, except as amended by this
resolution.
2. A maintenance agreement is required between the Developer and the City for the water quality
pond, and must be filed with the final plat.
3. Cross -easements for access, driveways, parking, and utilities between Lots I and 2 shall be filed
with the Final Plat.

4. A drainage easement for ponding purposes shall be placed over the water quality pond to the
100 -year high water elevation.
5. Prior to issuance of the grading permit, the applicant shall obtain the required NPDES permit, as
well as approval of the Bassett Creek Watershed District.
6. Prior to filing the final plat, the developer shall provide a detail on the plan for the new storm
sewer manhole, including the casting. Island markers will be required in each corner of the island
at Fernbrook Lane and the driveway. A "Right Lane Must Turn Right' sign will be required for
northbound traffic on Fernbrook Lane.
7. The word "Lane" must be added to the dedication page of the final plat.
8. Standard Conditions:
a. Compliance with the City Engineer's Memorandum.
b. Removal of all hazardous trees from the property at the owner's expense.
c. Location and number of fire hydrants shall be approved by the Fire Division.
d. Submittal and approval of fire flow data prior to filing the Final Plat.
e. Submission of a Site Improvement Performance Agreement prior to issuance of building
permits.
