RESOLUTION No. 2015-234
RESOLUTION APPROVING FINDINGS OF FACT FOR AMENDING ZONING ORDINANCE
SECTION 21655 (2015033)
WHEREAS, Alcon and Associates, LLC has requested approval of a planned unit development
amendment to allow a development of 53 single-family dwellings on property located near the southwest
corner of County Road 10 and Nathan Lane, presently legally described as follows:
That part of the Northeast Quarter of the Southwest Quarter of Section 1, Township
118, Range 22, Hennepin County, Minnesota described as follows: The North 300.00 feet of the
East 110.00 feet of the Northeast Quarter of the Southwest Quarter of said Section 1. And,
Outlot H, THE PONDS AT BASS CREEK, according to the record plat thereof. And, Outlot A, BASS
LAKE PLAZA 5T" ADDITION, according to the record plat thereof.
WHEREAS, the Planning Commission has reviewed said request at a duly called public hearing and
recommends approval; and
WHEREAS, the City Council has adopted an ordinance amending the zoning ordinance text.
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH,
MINNESOTA, hereby approves the request by Alcon and Associates, LLC for an amendment to revise
section 21655.40 (The Village at Bass Lake PUD), based on the following findings:
1. The PUD zoning and proposed density would be consistent with the intent of LA -3 guiding, pursuant
to the comprehensive plan.
2. The proposed single-family development would be consistent with the intent of the zoning
ordinance.
3. Adequate infrastructure would be available to support the proposed development for this site.
