HomeMy WebLinkAboutCity Council Resolution 2001-502CITY OF PLYMOUTH RESOLUTION 2001-502 APPROVING FINDINGS OF FACT FOR REZONING OF LAND LOCATED AT 4400 NATHAN LANE (2001119) WHEREAS, Suntide Commercial Realty has requested reclassification of the zoning from C-3 (Highway Commercial) to C-2 (Neighborhood Commercial) for property legally described as: Lot 3, Block 1, Rockford Square, Hennepin County, Minnesota. WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing and recommends approval; and WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from C-3 to C-2. NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request by Suntide Commercial Realty for reclassification of the zoning from C-3 to C-2, based on the following findings: 1. The rezoning would be consistent with the Comprehensive Plan and other City policies and plans. 2. The subject site 1) does not have the highway visibility typically associated with the highway commercial uses of the C-3 district, 2) the current and past uses on the site are oriented to a limited community or neighborhood scale and 3) neighborhood commercial uses provide a better transition to the office and residential areas to the north.
