RESOLUTION 2001-476
APPROVING FINDINGS OF FACT FOR REZONING OF PROPERTY LOCATED AT 2220
COUNTY ROAD 101 (2001017)
WHEREAS, MIM Enterprises has requested reclassification of the zoning from RSF-1
(Residential Single Family -1) to RSF-4 (Residential Single Family -4) for approximately 5 acres of
land located at 2220 County Road 101, legally described as follows:
Part of the East Half of the Northeast Quarter of Section 30, Township 118, Range 22, Hennepin
County, Minnesota, described as follows:
Commencing at the Southeast corner of Sunny Acres, according to the recorded plat thereof,
Thence on an assumed bearing of South 88 degrees 20 minutes 44 seconds West, along the South
line of said Sunny Acres 450.00 feet to the point of beginning; thence South 12 degrees 20
minutes 44 seconds West 672.62 feet to the centerline of Hennepin County Road 101; thence
Northwesterly along said centerline to the intersection of line bearing South 88 degrees 20
minutes 44 seconds West from the point of beginning, thence N 88°20'44"E, to the point of
bearing except that part acquired by the State of Minnesota for highway purposes, as set forth in
Final Certificate filed as Document No. 5146199.
WHEREAS, the Planning Commission has reviewed said request at a duly called Public Hearing
and recommends approval; and
WHEREAS, the City Council has adopted an ordinance rezoning the affected parcel from RSF-1
(Residential Single Family -1) to RSF-4 (Residential Single Family -4).
NOW, THEREFORE, BE IT HEREBY RESOLVED BY THE CITY COUNCIL OF THE CITY
OF PLYMOUTH, MINNESOTA, that it should and hereby does approve the request for
reclassification of the zoning from from RSF-1 (Residential Single Family -1) to RSF-4
(Residential Single Family -4) for approximately 5 acres of land located at 2220 County Road 101,
based on the following findings:

1. The proposed rezoning is consistent with the comprehensive plan and other City policies and
plans.
2. The proposed development meets the standards of the RSF-4 (Residential Single Family -4)
zoning district.
3. The proposed RSF-4 zoning allows a development that meets the City's density goal specified
in the City's housing plan.
4. The proposed RSF-4 zoning provides more opportunity for development of affordable
housing than does the current RSF-1 zoning district.
